DLF's first Goa project is planned as 60-65 ultra-luxury villas on 38 acres in Reis Magos, North Goa, overlooking the Mandovi River, in 4 BHK and 6 BHK configurations, priced between ₹40-60 crore per villa. The company has confirmed this is very much on its active launch calendar. DLF said its much-awaited luxury residential project in Goa is expected to be launched during the current financial year.
The development sits on a striking hilltop parcel. The project is situated on a sprawling 38-acre hilltop offering panoramic views of the Mandovi River and the Arabian Sea. The villa enclave is planned as an ultra-premium collection where each villa is being designed by leading architects while maintaining Goan aesthetics and modernity.
On the financial commitment behind the project, DLF's leadership has been explicit about its scale within the company's broader growth plans. On May 14, 2026, DLF's Managing Director Ashok Kumar Tyagi told analysts on the Q4 FY26 earnings call that the company plans ₹20,000 crore in sales bookings for the year ahead, driven by ₹14,000-15,000 crore of new launches across Gurugram, Goa, and Mumbai. The Goa project alone carries a gross development value of around ₹2,500 crore.
This villa project builds on DLF's growing Goa footprint, which also includes a large retail development in the pipeline. DLF has a 0.7 Mn sq ft mall coming up in Goa, expected to open in the near term, alongside its residential launch. Together, these signal DLF's long-term intent to establish a premium lifestyle address in the state.
