The project sits on a 38-acre hill facing the Mandovi River in the Reis Magos area, giving nearly every residence uninterrupted river and valley views.
With a projected top line of around Rs.2,500 crore for the company, this is positioned as DLF's coastal counterpart to its Gurugram super-luxury portfolio. Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, has described it as DLF's first super luxury residential project outside the NCR, setting a new benchmark in the segment. The homes are designed as 62 ultra-luxury 6 and 8 BHK homes on plots of 1,100–2,700 sq yd along the Mandovi-facing Reis Magos ridge, built in a Portuguese-Goan inspired architecture that ties the design language back to Goa's heritage.
The project is structured as a "by-invitation" project, keeping the buyer pool exclusive and curated. Formal launch timing has moved with regulatory process — the formal launch has been delayed by a public interest litigation (PIL), with management expecting resolution and launch within FY27 — while possession is targeted for June 2028. For now, the project remains in the pre-launch stage with RERA registration awaited.
