DLF eyes Rs 20,000 crore FY27 sales with major launches across Gurugram, Goa and Mumbai.

Realty major DLF said it will target sales bookings worth ₹20,000 crore in the financial year 2026-27, based on a strong launch pipeline of residential projects across Gurugram, Mumbai, and Goa. Of this guidance, around ₹14,000–15,000 crore is expected to come from new launches planned during the fiscal, while the remaining sales are likely to be driven by The Dahlias project in Gurugram.
The backdrop to this guidance is a slightly softer FY26. DLF reported a 5.08 per cent year-on-year fall in new sales bookings in FY26 at ₹20,143 crore, down from ₹21,223 crore recorded in FY25. Yet the company's flagship Golf Course Road project has more than made up for muted volumes with pricing power. The Dahlias has recorded sales bookings of ₹18,569 crore within 18 months, with nearly 60% of the inventory already sold and apartment prices rising from around ₹60 crore to nearly ₹135 crore. Management even compared it to an older Golf Course Road icon: Tyagi noted The Dahlias is 'almost at par' with Camellias pricing, where units trade ₹80-150 crore, and The Dahlias reached that benchmark in 18 months while Camellias took a decade.
The most closely watched project in the new pipeline is DLF's first residential foray outside the NCR. For Goa specifically, DLF is preparing to launch its first residential project outside the NCR: approximately 60–65 ultra-luxury villas in Reis Magos, North Goa, on 38 acres of hilltop land overlooking the Mandovi River. Pricing is positioned between ₹40–60 crore per villa, with 6 BHK and 8 BHK configurations in Portuguese-Goan architectural style. The project isn't without hurdles though. The formal launch has been delayed by public interest litigation, but management expects resolution and market entry within FY27, with possession targeted for June 2028.
Back in Gurugram, DLF is preparing its next big move on Golf Course Road with a project positioned a notch below The Dahlias. The single largest new launch in DLF's FY27 pipeline is Hamilton Court 2 in DLF City, Gurugram — a luxury residential project on Golf Course Road with a GDV of ₹8,000-9,000 crore. The positioning — DLF City, 3 and 4 BHK residences — suggests a premium product aimed at the ₹10-20 crore buyer rather than The Dahlias' ₹65-135 crore buyer. Timing-wise, DLF is preparing to launch the luxury project Hamilton 2 in DLF City, a senior living project in Gurugram's Sector 63 on Golf Extension Road, in the first half of FY27.
That senior living project marks a new category for the developer. DLF is also launching a dedicated senior living community in Sector 63, Golf Course Extension Road, Gurugram — its first formal entry into the senior living segment, comprising 172 units at approximately ₹32,000 per sq ft, with Antara-managed care and on-campus medical services. Meanwhile, in Mumbai, the company is building on an existing foothold rather than starting fresh. DLF's Mumbai residential play has been building through DLF Westpark in Andheri West — a premium mid-luxury product targeting the ₹3-7 crore buyer, and Phase 2 of Westpark is the next tranche of this launch, consolidating its Mumbai presence ahead of a larger Western Suburbs strategy.
Analysts tracking the sector see the FY27 pipeline as central to hitting DLF's numbers. DLF Managing Director Ashok Tyagi said in the firm's earnings call, "We do believe that our new launch pipeline of ₹13,000 crore to ₹14,000 crore should come comfortably for us to reach the ₹20,000 crore guidance for sales in FY27." The company's balance sheet gives it room to execute at this pace, with management pointing to zero gross debt in its development business ahead of schedule, with gross cash of ₹11,600 crore and net cash of ₹10,400 crore.
For homebuyers, the pipeline offers something across almost every luxury price band — from ₹3-7 crore Mumbai apartments to ₹40-60 crore Goa villas. Buyers eyeing the Goa project in particular should track the litigation timeline closely, since while management expects resolution within FY27, any further legal complications could push the launch into FY28. On Golf Course Road, Hamilton Court 2 is likely to draw comparisons with other new supply in the corridor, as pricing at ₹10–20 crore per 3–4 BHK will be benchmarked closely against Godrej, Oberoi, and Experion launches in the same corridor.
