Where Golf Course Road meets skyline living, and every address becomes iconic.
Enquire NowGurugram is DLF's home turf, and it shows. The company that built the city's first planned sectors decades ago continues to shape its skyline today, with a residential portfolio spanning Golf Course Road, Golf Course Extension Road, SPR, and the Dwarka Expressway corridor. Once a satellite city, Gurugram has now become the epi-centre of India's luxury housing boom, and in 2025 it toppled Mumbai for the second year in a row, clocking Rs 24,120 crore in sales of ultra-premium homes.
The city's growth story is no longer just about IT parks and Cyber City. Gurgaon has been one of India's fastest-evolving residential markets for the past half-decade, shaped by corporate campuses, expressways, and large-scale township projects, and heading into 2026 the market is moving from a breakneck appreciation phase into a steadier, infrastructure-driven one. Corridors like SPR and Golf Course Extension Road, once considered peripheral, are now central to the city's luxury narrative.
Demand fundamentals remain strong. Post-COVID, Gurgaon witnessed a sharp rebound with 35–40% price appreciation in luxury segments between 2022 and 2024, fuelled by increased demand for larger homes and lifestyle upgrades, with key demand drivers including growing corporate employment, reverse migration from metros, NRI investment, and a preference for spacious homes in well-planned townships. DLF itself has been a major beneficiary of this NRI wave. The developer has sold properties, mainly homes, worth Rs 5,250 crore to NRIs in the April-December period of this fiscal, contributing one-third to the company's total sales bookings.
Looking ahead, the pipeline stays robust. DLF has said it will target sales bookings worth Rs 20,000 crore in FY27 based on a strong launch pipeline of residential projects across Gurugram, Mumbai and Goa. Analysts see this as sustainable rather than speculative. By 2025, growth moderated, with price increases continuing but at a more calibrated pace, and in 2026 Gurgaon is positioned in an expansion-stabilization phase.
Prices across Gurugram vary sharply by corridor, with established luxury addresses commanding the highest premiums and growth corridors offering the steepest appreciation curves.

Ultra-luxury (The Camellias tier)
DLF's residential footprint spans five distinct micro-markets, each with its own character, price band, and buyer profile.
DLF's most established luxury address, home to The Aralias, The Magnolias, The Camellias and The Crest, with decades of premium resale value.
A fast-appreciating corridor with gated high-rises, close to Sohna Road, NH-48 and the Rapid Metro station at Sector 55-56.
Home to the DLF Privana township and DLF 6, this Southern Peripheral Road belt is being called the next Cyber City.
Site of DLF The Arbour and upcoming senior living projects, well connected via Golf Course Extension Road.
An ultra-premium, low-density pocket housing DLF The Dahlias, positioned as the successor to The Camellias.
Home to ready projects like DLF Ultima, Skycourt and Regal Gardens, offering relatively accessible entry prices.
The original DLF-developed sectors with independent floors, mature social infrastructure and consistent rental demand.
Gurugram's real estate story is inseparable from its infrastructure push. The Dwarka Expressway has emerged as a game-changer for Delhi connectivity, while the Southern Peripheral Road is undergoing a major upgrade. Reports point to road upgrades adding another layer of ease, with a ₹755cr SPR elevated corridor from Vatika Chowk to NH48 moving into the tender stage, alongside a proposed 36km metro line from Sector 56 to Pachgaon and the approved 64km Namo Bharat RRTS network. These projects are directly reshaping value across DLF's key corridors. GCER's connectivity is unique due to proximity to Golf Course Road, Sohna Road, NH48, Dwarka Expressway, Cyber City, Udyog Vihar and IGI Airport, reachable through NH48, SPR and Dwarka Expressway. Meanwhile SPR spans from the Gurugram-Faridabad Road junction near Sector 58 to its convergence with NH-48 near Sector 74A, and is considered a key micro market within Gurugram's real estate landscape, exactly where DLF's Privana township and DLF 6 sit.
