India's largest retail destination is rising in Sector 111, Gurugram.
Enquire NowDLF is building a massive new retail destination in Sector 111, Gurugram, right along the fast-growing Dwarka Expressway corridor. DLF has commenced development of a new 26–27 lakh square feet shopping complex in Gurugram, at an estimated cost of about Rs 2,200 crore, making it one of the largest retail investments in the region. Positioned as a successor to the wildly popular DLF Mall of India in Noida, this project is being developed with the ambition of becoming India's biggest shopping and entertainment destination once it opens.
The development is part of a larger mixed-use vision. The retail and commercial-led mixed-use development titled "Down Town" will include a mall measuring over 2.5 million square feet which will make it India's largest yet. The retail mall will be part of an eight million square feet project that will also have a component of serviced apartments, five-star hotel and commercial development, and the project will be developed in two-three phases over more than five years.
This is a joint venture play by DLF's rental arm. A joint venture between DLF and Singapore's national wealth fund GIC, DLF Cyber City Developers Ltd (DCCDL) is responsible for the remaining retail portfolio, and this new Gurugram mall sits within that annuity business. Senior leadership has confirmed on-ground progress: "The construction of the 'Mall of India' in Gurugram has commenced," Sriram Khattar, MD (Rental Business) and Vice Chairman of DLF, said, underlining that this isn't just a paper announcement but an active construction site.
Once operational, the mall will add to DLF's already substantial retail footprint. Currently, DLF owns nine properties, mostly in Delhi-NCR, with a combined retail footprint of almost 42 lakh square feet, and this new Sector 111 mall is expected to be the flagship addition to that portfolio, targeting a late-2026 opening as the discovery brief around this project suggests.
As a large-format retail and entertainment destination, DLF Mall of India 2 will offer a mix of anchor stores, high-street retail, F&B, and entertainment zones rather than individual sale units; leasing and partnership enquiries are handled directly by DLF Retail.

The mall is being planned across multiple levels with distinct zones for fashion, family, dining and entertainment, echoing the successful zoning concept of DLF Mall of India, Noida.
Sector 111 sits right at the Delhi-Gurugram border along the Dwarka Expressway, one of the most closely watched growth corridors in the NCR. Sector 111 emerges as a promising real estate destination located along the rapidly developing Dwarka Expressway, positioned near key neighbouring sectors including Sector 110A, Sector 112, Sector 113, Sector 114, and Sector 115. The area is increasingly seen as a premium address, with direct access to the Diplomatic Enclave II and seamless connectivity to Cyber City and NH-8. Connectivity to the airport and key employment hubs is a major draw for this micro-market. Some of the important landmarks near Sector 111 include Park Hospital, Global Foyer Mall and the Dwarka Highway, while the location offers roughly 10 minutes to IGI Airport and easy access to Cyber City and Southern Peripheral Road. With the Dwarka Expressway now largely operational, footfall potential for a large-format mall in this corridor is expected to rise sharply as residential and commercial towers around it get completed over the next few years.
