DLF's Goa project is located in Reis Magos, North Goa — approximately 60-65 ultra-luxury villas on 38 acres of a hilltop facing the Mandovi River. This marks the developer's first super-luxury residential venture outside the Delhi-NCR region, positioning it as the Goa counterpart to its flagship Camellias and Dahlias addresses in Gurugram.
The community is planned as a low-density enclave with fewer than two villas per acre, giving every home generous privacy, greenery, and river-facing views. Configurations: 6 BHK and 8 BHK in Portuguese-Goan architectural style. Each residence is envisaged with sloping tile roofs, verandahs, and colonial-Goan detailing, blending old-world charm with contemporary luxury finishes, infinity pools, and smart-home technology.
Pricing at launch is expected to be among the highest ever seen in Goa's residential market. Pricing: ₹40-60 crore per villa. Until DLF Reis Magos, Goa's highest-priced new villa products were in the ₹15-25 crore range. DLF's entry at ₹40-60 crore resets the ceiling for coastal luxury homes in the state. Possession targeted June 2028.
As of now, the project's formal launch is pending a procedural clearance. The formal launch has been delayed by a public interest litigation (PIL); management expects resolution and launch within FY27. Interested buyers can currently register interest through authorised channel partners ahead of the official sales launch.
