The single biggest catalyst for North Goa real estate has been the opening of Manohar International Airport at Mopa. Operational since December 2022, Goa's second international airport is located in Pernem taluka in North Goa and handled over 53 lakh passengers between April 2025 and March 2026. The GMR Aerocity project adjacent to it — with 7,000 hotel rooms, serviced apartments, and corporate facilities — will further amplify demand in its radius. Reis Magos itself sits close to this growth corridor while retaining easy access to Panaji. Road and river connectivity are also evolving. The new Zuari Bridge and NH-66 widening have significantly cut travel times from South Goa to Panjim and the airport. Closer to Reis Magos, the proposed Reis Magos Ropeway, approved in February 2024, will add a 1.24 km aerial crossing over the Mandovi between Panjim and Reis Magos Fort, improving tourist and commuter connectivity in that corridor. While there is no metro system in Goa currently, and a metro rail project has been discussed at the planning stage for several years but has not received final approval or funding allocation as of mid-2026.
