Mumbai's residential market has just welcomed back one of India's biggest real estate names. Delhi-based DLF, the country's largest listed developer, formally re-entered the city on July 17, 2025 with the launch of The Westpark in Andheri West, marking an end to an absence that had lasted more than a decade. The move has been closely watched by both homebuyers and market analysts, given DLF's scale and its otherwise NCR-heavy portfolio.

The story of DLF in Mumbai goes back two decades. The company had first entered the city in 2005, buying a 17-acre mill land parcel in Lower Parel from the National Textile Corporation. That bet didn't pan out the way DLF hoped, and following the 2008 financial crisis, it sold the land to what is now Macrotech Developers (Lodha Group) in 2012 for a sizeable profit, choosing instead to focus on strengthening its core Gurugram market. Since then, DLF had no active residential project in Mumbai, until The Westpark changed that.

The comeback wasn't sudden. DLF had signalled its intent to return as early as July 2023, when it announced a partnership with Trident Realty to develop a project on a 5.18-acre plot in Oshiwara, off Andheri Link Road, under the Slum Rehabilitation Authority (SRA) scheme. DLF holds a 51% stake in the special purpose vehicle developing the project, with Trident Group holding the remaining 49%, and the two partners are jointly investing close to Rs 900 crore in the development. The Westpark's total addressable footprint is significant too, with a development pipeline of more than 5 million square feet of super area across the full site.

Phase 1 of The Westpark, launched on June 16, 2025 after receiving MahaRERA approval, comprises four 37-storey towers with 416 units of 3 and 4 BHK homes, ranging from roughly 1,125 to 2,500 sq ft of carpet area, along with a limited number of penthouses. Pricing was set in the ultra-luxury bracket, with DLF Home Developers Joint Managing Director Aakash Ohri stating the company launched the project in a price range of Rs 42,000 to Rs 47,000 per sq ft, translating to units selling between Rs 4 crore and Rs 7.5 crore. The response stunned even industry veterans: all 416 units sold out in under a week, generating over Rs 2,300 crore in sales.

What made the sellout notable wasn't just the speed but the buyer profile. Around 20% of bookings came from NRIs originally from Mumbai, following overseas marketing campaigns across Kuwait, the US, UK, and Singapore, alongside strong local demand. Ohri called the launch a milestone for the company, noting that Mumbai has always been a key component of DLF's national growth strategy and that the Westpark launch reflects the brand's hallmark values built over a 78-year legacy.

DLF isn't stopping at Phase 1. Following the strong response, the company plans to launch approximately 800,000 square feet of additional residential space in Andheri West during FY27, with another 500,000 to 600,000 square feet planned the following fiscal year. With only about 900,000 square feet launched so far out of the project's 5 million sq ft pipeline, a large part of The Westpark's story is still ahead. The Mumbai launches sit alongside DLF's wider FY27 pipeline across Gurugram, Mumbai, and Goa, which together carry a combined revenue potential of roughly Rs 20,000 crore.

The timing of DLF's re-entry lines up with a broader revival in Mumbai's redevelopment and slum rehabilitation space, where developers like Rustomjee, Mahindra Lifespaces, and Puravankara have also secured large projects in recent months. Andheri West itself has held up as one of the city's more resilient micro-markets, helped by its connectivity via the Western Express Highway, the Oshiwara Metro station, and proximity to business hubs. For homebuyers, DLF's entry brings a new luxury benchmark to the western suburbs, and for the company, a long-awaited second act in India's financial capital.
