DLF has made a blockbuster entry into Mumbai's residential market. DLF Home Developers Ltd, in partnership with Trident Realty, has announced the complete sellout of all four towers launched in Phase 1 of The Westpark, its first-ever residential project in Mumbai. DLF Home Developers Ltd and Trident Realty sold all 416 units of The Westpark Phase 1 in Andheri West, Mumbai, clocking sales of over ₹2,300 crore in under a week.

What makes the sellout notable is how quickly demand outpaced supply. Initially, two towers were launched, but strong demand led to the release and sellout of all four towers, comprising 416 units, in less than a week—a notable feat in a market usually marked by gradual absorption. The four 37-storey towers together offer 3 and 4 BHK homes with carpet areas ranging from approximately 1,125 to 2,500 sq ft, spread across a 5.18-acre parcel within a larger master plan.

Pricing for the launch was pegged in the ultra-luxury bracket. According to DLF Home Developers Joint Managing Director Aakash Ohri, the company launched this 5.18-acre project in a price range of Rs 42,000 per sq ft to Rs 47,000 per sq ft, selling flats in a range of Rs 4 crore to Rs 7.5 crore. The Westpark is being developed as a Slum Rehabilitation Authority (SRA) project, with DLF holding a 51 per cent stake in the special purpose vehicle developing the project, while the remaining 49 per cent is held by Trident Group.

Demand didn't just come from within Mumbai. Approximately 20% of the bookings came from Non-Resident Indians (NRIs) originally from Mumbai, following overseas marketing campaigns across Kuwait, the US, UK, and Singapore. Beyond NRIs, the company reported a strong response from homebuyers based in South Mumbai, Nanded, Pune, Gujarat, and other cities, underlining the pan-India pull of the DLF brand entering a new market.

Commenting on the launch, Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers Ltd, said, "Initially, we launched only two of the four planned towers, but due to exceptional demand, we brought all four towers to market, resulting in the sellout of all 416 units." He added, "Mumbai has always been a key component of our national growth strategy, and with the launch of The Westpark, we are proud to offer a development that resonates with the aspirations of the city's discerning residents. In collaboration with Trident Realty, we have introduced a premium residential offering that reflects DLF's hallmark values of quality, community living, and design excellence built over our 78-year legacy."

Location has clearly played a big part in the response. Situated off Link Road in Andheri West, the project sits in one of Mumbai's most sought-after western suburbs. Residents will have seamless access to the Western Express Highway, SV Road, and New Link Road, along with future-ready links like the elevated JVLR and Coastal Road, with proximity to metro stations ensuring swift, multi-line connectivity. The micro-market is also home to malls, hospitals, and entertainment hubs frequented by corporate leaders, entrepreneurs, and entertainment industry figures.

The project is officially registered with the state regulator. The Westpark Phase 1 is MahaRERA-registered (PR1181012500079), valid until June 30, 2032. This gives buyers regulatory clarity on the delivery timeline even as the developer moves ahead with subsequent phases of the larger master plan.

For DLF, the sellout is more than just a strong sales number — it validates a long-planned entry into India's most competitive property market. This milestone marks DLF's official entry into Mumbai's residential market, underscoring its expansion into western India, and underscores strong demand for luxury housing in Mumbai as DLF diversifies its footprint beyond NCR. With Phase 1 gone within days, industry watchers expect DLF and Trident Realty to move quickly on launching subsequent towers of the broader Westpark master plan, likely at a premium to current pricing given the demonstrated demand.
