DLF's Record-Breaking FY25: Sales Bookings Jump 44% to Rs 21,223 Crore

India's largest listed real estate developer by market capitalisation has delivered its strongest sales performance yet. DLF's sales bookings reached an all-time high of ₹21,223 crore in FY25, marking a 44% increase from ₹14,778 crore in FY24. The numbers, announced alongside the company's Q4 and full-year results, mark another milestone in DLF's post-pandemic growth run and signal continued homebuyer confidence in the luxury housing segment.

The standout performer of the year was The Dahlias, DLF's super-luxury residential project in DLF 5, Gurugram. The Dahlias generated Rs 13,744 crore in new sales bookings during the fiscal, resulting in monetisation of around 39 per cent of the total estimated sales potential of this project within the first year of its launch. This single project alone accounted for nearly two-thirds of DLF's entire annual bookings, underlining just how strong demand has been for ultra-premium homes in the Gurugram micro-market.

DLF didn't stop there. The company also launched the next phase of its luxury project, DLF Privana West, which garnered strong interest and witnessed complete sell-out within a few days of its soft launch, clocking approximately Rs 5,600 crore in new bookings. This follows the earlier success of Privana North, where DLF launched and sold all 1,164 luxury apartments in Gurugram for about Rs 11,000 crore, and the sell-outs of Privana West and Privana South in the preceding year, which together fetched around Rs 12,800 crore. On the financial side, the momentum translated into a strong bottom line. For the full fiscal year 2024-25, DLF's net profit soared to Rs 4,366.82 crore, up from Rs 2,723.53 crore in the previous year, while total income climbed to Rs 8,995.89 crore from Rs 6,958.34 crore. The company also reported a net cash surplus of Rs 5,302 crore during the last fiscal, strengthening its overall net cash position to Rs 6,848 crore. Collections, a key indicator of actual cash coming in from buyers rather than just booking value, also grew 36% YoY to Rs 11,773 crore, reflecting healthy execution and disbursement discipline.

DLF's management struck a confident tone about what lies ahead. Chairman Rajiv Singh noted in the FY25 annual report that the company continues to invest in new build-outs across Gurugram, Chennai, Delhi, and Goa. DLF has set a target to sell housing properties worth Rs 20,000-22,000 crore during 2025-26, almost in line with the last financial year, and plans to launch residential projects worth over ₹17,000 crore in FY26, building on the momentum of FY25, during which the company launched 7.5 million sq ft of saleable area with a revenue potential of ₹40,600 crore.
