India's largest listed real estate developer is entering a busy launch cycle. DLF has flagged a strong pipeline of luxury-segment projects spanning Gurugram, Chennai, Delhi, Goa and Mumbai, signalling a deliberate push beyond its NCR stronghold into newer gateway markets. During its Q2 FY26 earnings call, Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, said the company's upcoming launches include new projects in Goa, Arbour Senior Living, Hamilton Court Phase II, and the second phase of The Westpark in Mumbai.

The scale of this expansion is significant. DLF has previously announced plans to launch housing properties worth over ₹17,000 crore in FY26 to tap into the strong demand for luxury homes. On the commercial side, the developer has identified a strong pipeline of new products, totalling 20 msf across gateway cities, including Gurugram, Chennai, Hyderabad, and Noida, with company leadership confirming continued capex for new build-outs in Gurugram, Chennai, Delhi, and Goa.

Much of this momentum has been driven by existing projects even as new launches take shape. DLF Privana North in Gurugram anchored a strong Q1 FY26, with pre-sales growing 78 per cent year-on-year to ₹11,430 crore, largely on the back of Privana North sales priced at roughly ₹23,000 per square foot. The Dahlias, the developer's ultra-luxury flagship on Golf Course Road, has been an equally powerful growth engine — the project has generated ₹18,569 crore in sales within 18 months, with 60% of inventory already sold and prices having appreciated from ₹60 crore to nearly ₹135 crore per apartment.

FY26 itself closed on a mixed note. DLF reported new sales bookings of ₹20,143 crore in FY26, down 5.08% year-on-year from ₹21,223 crore in FY25 — a dip management attributes to the timing of launches rather than weakening demand. Looking ahead, Managing Director Ashok Kumar Tyagi told analysts that approximately ₹14,000–15,000 crore will flow from fresh launches, with the remainder driven by continued sales of the ultra-luxury Dahlias project in Gurugram, as part of a ₹20,000 crore FY27 sales guidance.

The near-term pipeline is fairly detailed. The company's key upcoming projects span residential and commercial segments, including an INR 8,000–9,000 crore development in DLF City, Gurugram (widely referred to as Hamilton Court Phase 2), the Arbour Senior Living project, and the next phase of Westpark in Mumbai. On the retail and office side, three new malls — Midtown Plaza, Summit Plaza, and Promenade Goa — are set to be completed and leased by FY27, alongside continued work at Downtown Gurugram and Downtown Chennai.

Not every launch is moving on schedule. The Goa project's launch has been delayed due to a Public Interest Litigation (PIL), and the next phase of Privana has been pushed to the following fiscal year rather than the current one. This shows up in quarterly numbers too — DLF's pre-sales plunged sharply in the June quarter to Rs 657 crore, a dip management attributed primarily to delays in launching new projects rather than any change in underlying demand.

For homebuyers, this pipeline matters in a practical way. DLF's launches typically command premium pricing from day one — Privana North units averaged Rs 9.5 crore, and Dahlias units now trade many multiples higher than their pre-launch price. Buyers eyeing DLF's upcoming Gurugram, Mumbai and Goa launches should expect similarly tight allocation and rapid price escalation once sales open, especially given the developer's track record of selling out inventory within months of launch.

DLF's broader land bank gives this pipeline runway well beyond FY26. The company continues to hold 143 million sq ft of land bank in the residential business and 62 million sq ft in the annuity business, primarily in Gurugram, positioning it for a multi-year cycle of launches across its five focus markets even as individual project timelines shift quarter to quarter.
