DLF Malls' vice president and head of leasing Rehan Huck wrote on LinkedIn, "We are thrilled to announce our first mall in the West of India- DLF Promenade, Goa. Set in one of India's most vibrant and dynamic destinations, this landmark retail development will redefine shopping, dining, and entertainment in the region." He added that the project aims to set new standards for the region, noting, "DLF has always been at the forefront of premium retail experiences, and with this new venture, we are setting a new benchmark for retail standards in Goa," and that shoppers can "expect a thoughtfully curated mix of the finest brands, immersive experiences, and an ambience that blends seamlessly with Goa's unique charm."

In terms of scale, the mall will span over seven lakh square feet and house more than 300 brands, including Indian and international labels across fashion, lifestyle, food and beverages, home décor, and consumer electronics categories. The property will also cater to entertainment and convenience needs, with parking space for over 800 vehicles, as reported by India Retailing. Reviews of the leasing plan indicate the mall will also include a five-screen multiplex offering rich sensory experiences across all touchpoints, along with gourmet restaurants, breezy cafés, and quick-service counters.

This isn't DLF's first flirtation with the Goa market — the scale of the project has grown considerably since it was first proposed. DLF Retail first announced entering the Goa market with Patto Plaza back in 2021, then planned as a 0.3 million square feet premium offering at one of the most prime localities in the city. That original plan for a smaller plaza has since been scaled up considerably, a sign of how seriously the group is betting on Goa's retail-starved market.

The timing lines up with DLF's broader retail expansion push for the current financial year. DLF is set to open Goa's largest shopping mall and two neighbourhood retail plazas in West Delhi and Gurugram during FY2025–26, adding approximately 1.4 million square feet of new retail space. DLF's malls, including this one, are operated as annuity/rental assets — DLF builds and owns the mall, then leases retail space to brands rather than selling individual shop units to retail investors, and the DLF Group's overall annuity portfolio stands at around 46 million sq ft with an annual rental income of over Rs 6,000 crore. That means there's no direct "buy a shop" opportunity within the mall itself — the real opportunity for homebuyers and small investors lies in the residential and commercial catchment around Patto Plaza, which is likely to see rising demand as the mall nears completion and opening.
