DLF Limited has concluded FY26 with robust performance, reporting INR 10,000 crores in overall revenue and healthy cash generation, achieving INR 20,143 crores in new sales bookings and a record collection of over INR 13,500 crores. With a zero gross debt position in its development business and a strong rental portfolio occupancy of 95%, DLF remains well-positioned for future growth through a solid launch pipeline and consistent cash flow generation. That financial cushion is now fueling one of the developer's most ambitious launch calendars in years.
Looking ahead, DLF will target sales bookings worth 20,000 crore in the financial year 2026-27 (FY27) based on a strong launch pipeline of residential projects across Gurugram, Mumbai and Goa. The scale of what's coming is significant — through FY26, DLF had launched 13 million square feet representing INR 54,285 crore in sales potential, leaving approximately 25 million square feet with INR 60,215 crore in potential for medium-term launches. For homebuyers, this translates into a steady stream of new inventory across multiple price brackets over the next 18-24 months.
Among the headline launches, Golf Course Road in Gurugram is set for another marquee address. The single largest new launch in DLF's FY27 pipeline is Hamilton Court 2 in DLF City, Gurugram — a luxury residential project on Golf Course Road with a GDV of ₹8,000-9,000 crore. Unlike the ultra-luxury Dahlias, the positioning — DLF City, 3 and 4 BHK residences — suggests a premium product aimed at the ₹10-20 crore buyer rather than The Dahlias' ₹65-135 crore buyer. Alongside this, DLF is entering the senior living space in a serious way: within the 25.8-acre DLF Arbour campus on Golf Course Extension Road, DLF is launching one dedicated senior living tower — 172 units at 4,200 sq ft each, priced at approximately ₹32,000 per sq ft.
Beyond Gurugram, the coastal and financial capital markets are also on the radar. For the second half of FY26, the launches would include its Goa project which has a gross development value of ₹2,500 crore. Company leadership has confirmed that the company's upcoming launches include new projects in Goa, Arbour Senior Living, Hamilton Court Phase II, and the second phase of The Westpark in Mumbai, with the Goa development expected to launch in Q3 FY26 while the remaining projects are likely to roll out in FY27. DLF will also pursue additional phases of its Privana development and new investments in Panchkula during the next financial year.
Speaking on the strategy behind this rollout, Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, emphasized execution discipline: "Our immediate focus is on strengthening construction capabilities to ensure timely delivery and uphold customer commitments," he said. That focus on delivery has become especially relevant given recent hiccups in the launch calendar.
Not everything has gone exactly to plan. DLF's quarterly sales bookings fell sharply during the April-June quarter as several planned project launches could not commence on schedule because of pending regulatory clearances, though the company clarified that the decline was linked to timing issues rather than subdued buyer interest. The developer remains confident that once pending approvals are received, the delayed projects will be brought to market, helping revive sales momentum. For buyers tracking specific launches, this means keeping an eye on approval timelines rather than assuming fixed launch dates.
On the Bangalore front, DLF's story is more about legacy footprint than fresh land acquisition right now. The developer already has an established presence in the city's southern belt, with projects like Westend Heights, Bella Greens, and Maiden Heights around Akshayanagar and Jigani. Currently, DLF has over 500 acres of land in Bangalore, and its latest project in the city, Woodland Heights, is the most recent addition offering an ultra-modern lifestyle. That said, the company's immediate capital and launch focus for FY26-27 remains concentrated elsewhere — the land bank is concentrated in Gurugram (135 million square feet), with additional holdings in North India (27 million square feet) and metro markets (26 million square feet). Bangalore buyers should therefore expect DLF's southern activity to move at a more measured pace compared to the aggressive Gurugram-Goa-Mumbai launch cycle.
For homebuyers, the takeaway is straightforward: DLF's FY26-27 pipeline offers genuine choice — from ultra-luxury Golf Course Road addresses and senior living options in Gurugram, to coastal second homes in Goa and premium apartments in Mumbai's western suburbs. Approval-related delays mean launch dates can shift, so buyers should track official RERA registrations and builder announcements closely before committing, while also watching how DLF's Bangalore land bank evolves over the next few years.
