One developer, four cities, one unmistakable bet on India's ultra-luxury housing boom.

Realty major DLF has said that it will target sales bookings worth Rs 20,000 crore in FY27 based on a strong launch pipeline of residential projects across Gurugram, Mumbai and Goa. That guidance, delivered by top management in May 2026, signals a deliberate shift from a single-city powerhouse to a pan-India ultra-luxury brand, even as its home turf of Gurugram continues to set national benchmarks.
The scale of ambition is best understood through The Dahlias, DLF's super-luxury project in DLF Phase 5, Gurugram. The company expects the project to generate more than Rs 40,000 crore in revenue and had sold more than 60% of its inventory by June 2026, with sales of Rs 18,569 crore recorded over its first 18 months. Prices here have moved into rarefied territory. DLF sold a penthouse for Rs 271 crore at The Dahlias in Gurugram, launched in October 2024 at DLF Phase 5 comprising 420 apartments and penthouses, to entrepreneur Manav Sardana, associated with Imperial Auto, for a unit with a 17,200 sq ft super area. On a per-square-foot basis, DLF sold the penthouse at Rs 1.58 lakh per sq ft on super area, and nearly Rs 2.6 lakh per sq ft on carpet area. Earlier transactions in the same project included cricketer Shikhar Dhawan's purchase and a large multi-apartment deal; Shikhar Dhawan's purchase was around Rs 69 crore, while a four-apartment transaction later reached Rs 380 crore.
DLF is simultaneously readying the next chapter of its Gurugram super-luxury story. DLF has announced a new super luxury housing project on Golf Course Road Gurugram, situated on over 17 acres in DLF Phase-5, which will include more than 400 high-end apartments with an estimated revenue potential of around Rs 25,000 crore. Joint Managing Director Aakash Ohri has been candid about the strategic weight this segment carries for the company, noting the segment's importance to the business.
Mumbai marks DLF's most significant geographic diversification bet in decades. India's largest realty firm DLF Ltd and Trident Realty sold all 416 flats for around Rs 2,300 crore in a luxury residential project in Mumbai on high demand, with the entire units launched in the first phase of 'The Westpark' project sold in less than a week. DLF Home Developers Ltd is developing this Andheri West project in partnership with Trident Realty, with a combined investment of around Rs 900 crore. Ohri called the launch a landmark moment, saying "Our entry into Mumbai represents a significant strategic milestone for DLF." DLF is now building on that debut. The company is preparing to launch Phase 2 of the Westpark project in Andheri West, Mumbai, alongside a senior living project in Gurugram's Sector 63 and the luxury project Hamilton 2 in DLF City.
Goa is the next frontier, aimed squarely at India's growing appetite for branded second homes and villas. Ohri said the company's ultra-luxury villa project in Goa's Reis Magos is expected to be launched sometime this year. Industry trackers note the broader intent behind this geographic spread: DLF has announced plans to launch residential projects worth approximately Rs 60,000 crore over the next 3-5 years, including luxury villas and apartments across key locations including Gurugram, Panchkula, Mumbai, and Goa.
Delhi remains firmly in the mix too, even if the headlines favour Gurugram and Mumbai. The capital push is anchored in Moti Nagar, West Delhi, where DLF has built a long track record. Across DLF Capital Greens' phases sit 23 towers, holding more than 2,500 families, making it one of the largest premium group housing developments inside Delhi itself. Alongside this established community, DLF's newer Delhi bet, One Midtown, is nearing completion. One Midtown is located in Moti Nagar, New Delhi, offering ready to move in luxury residences with excellent connectivity to Central and West Delhi.
All of this comes against the backdrop of Gurugram's continued dominance of India's luxury housing map. Once a satellite city, Gurugram has now become the epicentre of India's luxury housing boom, toppling Mumbai for the second year in a row in 2025 with Rs 24,120 crore in sales of ultra-premium homes. For DLF, this multi-city expansion is as much about capturing new demand pools as it is about not over-relying on a single micro-market. DLF Managing Director Ashok Kumar Tyagi stated that sales bookings are expected to be around Rs 20,000 crore in FY27, of which around Rs 14,000-15,000 crore is expected to come from new launches planned during the fiscal, while the remaining sales are likely to be driven by The Dahlias project in Gurugram.
For homebuyers, the message is clear: DLF's ultra-luxury playbook — scarcity-driven launches, celebrity and HNI buyer interest, and rapid price escalation — is being replicated city by city. Whether it's a penthouse in Gurugram, a sea-facing apartment in Andheri, a villa in Reis Magos, or a Moti Nagar residence in the capital, buyers are increasingly paying a premium for the DLF brand itself, not just the address.
