Priced between Rs 40 crore and Rs 50 crore, the by-invitation project will feature around 62 luxury villas in the Reis Magos area, developed on a 38-acre hill facing the Mandovi River. More recent updates peg the villa count and pricing slightly higher, with reports indicating pricing positioned between Rs 40-60 crore per villa, with 6 BHK and 8 BHK configurations in Portuguese-Goan architectural style.
First announced back in 2024, the project marks a strategic milestone for the Gurugram-headquartered developer. Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, described it as DLF's first super luxury residential project outside the NCR, setting a new benchmark in the segment. The scale of ambition is significant — this project, slated for launch, is expected to generate a top line of around Rs 2,500 crore, showcasing DLF's commitment to delivering unparalleled luxury and elegance.
On the ground, however, the launch has faced delays. As of mid-2026, the formal launch has been delayed by a public interest litigation (PIL); management expects resolution and launch within FY27. Speaking to analysts on the Q4 FY26 earnings call, DLF's leadership reiterated its intent. DLF Home Developers Ltd Managing Director Aakash Ohri said the company's ultra-luxury villa project in Goa's Reis Magos is expected to be launched sometime this year.
The project sits within a much larger FY27 growth plan for DLF. DLF has guided Rs 20,000 crore in sales bookings for FY27, with approximately Rs 14,000-15,000 crore expected from four new launches — Hamilton Court 2 in DLF City Gurugram, the Arbour Senior Living project in Sector 63 GCER, ultra-luxury villas in Goa's Reis Magos, and Westpark Phase 2 in Andheri West Mumbai. Once it does go live, the Goa villas are expected to be a standout in this pipeline — once launched, this will be Goa's most expensive new residential product by a significant margin.
What makes this project distinctive is its scarcity. At Rs 40-60 crore per villa, Reis Magos is a niche product—fewer than 100 villas will be built across 38 acres, less than two villas per acre. The addressable buyer pool is intentionally small, which means liquidity and resale velocity will differ markedly from mid-luxury projects. Demand drivers appear structural rather than cyclical. Analysts point to genuine demand from India's UHNW community (13,600 ultra-high-net-worth individuals, growing 12-15% annually), and the anchor effect of DLF Camellias' resale at Rs 80-150 crore providing a price ceiling reference.
Location-wise, the project scores high on both natural setting and connectivity. The location offers proximity to popular beaches including Candolim (4 km), Baga (10 km), and Calangute (12 km). Buyers can expect a lifestyle-first design language, given DLF Reis Magos is a signature project offering bespoke villas inspired by Portuguese-Goan architecture, crafted with attention to detail, combining old-world charm with modern sophistication.
Goa's broader villa market has been on an upward trajectory, which lends context to DLF's pricing confidence. Goa witnessed a 22% capital appreciation in villa prices in FY 2023-2024, with Grade A locations such as Anjuna, Arpora, Baga, Calangute, and Candolim seeing robust growth, and the state ranks second nationally for appreciation in launch prices of residential units over the past five years, recording a 90% increase. For prospective buyers, the message from DLF is one of patience — a public interest litigation has delayed the formal launch, and management expects resolution and launch within FY27; buyers interested in early registration should monitor this timeline. Possession, once launch is confirmed, is targeted for June 2028.
