DLF bets on Gurugram, Goa and Mumbai launches to hit its Rs 20,000 crore FY27
Enquire NowDLF, India's largest listed real estate developer, has laid out a clear roadmap for the 2026-27 financial year, banking on a fresh wave of launches across Gurugram, Goa and Mumbai to hit its sales target. On its May earnings call, DLF Managing Director Ashok Tyagi said the company believes its new launch pipeline of Rs 13,000 crore to Rs 14,000 crore should come comfortably for the firm to reach its Rs 20,000 crore guidance for sales in FY27. That guidance comes on the back of a slight dip in FY26 performance, with the company reported a 5.08 per cent year-on-year fall in new sales bookings in FY26 at Rs 20,143 crore, down from Rs 21,223 crore recorded in FY25.
The pipeline itself spans three very different markets. In Gurugram, the headline project is Hamilton Court 2, positioned in DLF City on Golf Course Road with a revenue potential of Rs 8,000 crore to Rs 9,000 crore, offering 3 and 4 BHK luxury apartments aimed at buyers in the Rs 10-20 crore bracket — one notch below the ultra-luxury Dahlias, which is priced in the Rs 65-135 crore range. Alongside Hamilton Court 2, the company is preparing Arbour Senior Living in Sector 63, marking DLF's push into the senior living segment in the National Capital Region. Its launch pipeline includes major projects in DLF City (Gurugram), with a revenue potential of Rs 8,000 crore to Rs 9,000 crore, Arbour Senior Living (Gurugram), Westpark Phase 2 (Andheri, Mumbai), and a project in Goa.
Goa marks a genuine first for DLF outside the NCR belt. The developer is preparing roughly 60-65 ultra-luxury villas in Reis Magos, North Goa, on 38 acres of hilltop land overlooking the Mandovi River — a project expected to push the state's luxury ceiling well beyond the traditional Rs 15-25 crore range. In Mumbai, the focus is Westpark Phase 2 in Andheri West, a market benefiting from BKC office adjacency and Western Express Highway connectivity, with 2 and 3 BHK configurations aimed at buyers in the Rs 3-7 crore range.
The timing of these launches matters. DLF's first quarter of FY27 was unusually weak — the company's pre-sales plunged 94 per cent in the June quarter to Rs 657 crore, largely because no new projects were launched during that window. Management was quick to reassure investors, with the company maintaining its FY27 presales guidance of Rs 20,000 crore even after the soft Q1, attributing the dip to the timing impact of deferred launches rather than any demand weakness. Most of the quarter's bookings instead came from continued absorption at The Dahlias, where about 34 units were sold during the quarter, generating Rs 540 crore and taking the proportion of units sold in the project to 65 per cent.
Analysts appear largely convinced by the story. Despite the Gurugram housing market battling a slowdown amid falling volumes, analysts Parvez Qazi and Vasudev Ganatra of Nuvama Research believe DLF's strong brand and execution track record should help it navigate these challenges, and the brokerage has maintained a 'buy' rating, with a revised target price of Rs 780, up from Rs 722 earlier. The confidence is backed by balance-sheet strength too — DLF ended FY26 with a net cash surplus of Rs 14,155 crore, a sharp turnaround from a net debt position just a few years earlier, giving it room to fund launches without financial strain.
For homebuyers, the pipeline signals a wave of new supply across price points over the coming quarters — from ultra-luxury Goa villas and Gurugram's next Golf Course Road address, to more accessibly priced Mumbai apartments and a fresh senior living format. Buyers tracking any of these markets should expect formal launch announcements, pricing and booking details to roll out through FY27 as DLF works through its stated pipeline.
