This comes on the back of a strong FY26, where DLF's overall sales bookings declined 5% to Rs 20,143 crore from a record Rs 21,223 crore in the previous financial year, making a robust FY27 pipeline essential for the developer to maintain momentum.

In Gurugram, the headline project is expected to be a new luxury development in DLF City on Golf Course Road, widely referred to in market reports as Hamilton Court 2. This is expected to be the single largest new launch in DLF's FY27 pipeline — a luxury residential project on Golf Course Road with a GDV of Rs 8,000-9,000 crore. Alongside it, DLF is preparing a senior living project on Golf Extension Road. The company is preparing to launch Hamilton 2 in DLF City, a senior living project in Gurugram's Sector 63 on Golf Extension Road in the first half of FY27, and Phase 2 of the Westpark project in Andheri West, Mumbai.

Goa marks a genuinely new chapter for DLF's residential business. For Goa specifically, DLF is preparing to launch its first residential project outside the NCR — approximately 60-65 ultra-luxury villas in Reis Magos, North Goa, on 38 acres of hilltop land overlooking the Mandovi River. Pricing is positioned between Rs 40-60 crore per villa, with 6 BHK and 8 BHK configurations in Portuguese-Goan architectural style. However, this launch has faced a setback. The formal launch has been delayed by public interest litigation, but management expects resolution and market entry within FY27, with possession targeted for June 2028.

On the Mumbai front, DLF is building on its earlier entry into the city's western suburbs. Phase 2 of the Westpark project in Andheri West, Mumbai, is among the projects the company is preparing to launch. This follows DLF's initial foray into the Mumbai market, where the developer partnered on a large-scale slum rehabilitation-cum-residential project in the same micro-market, marking its first major residential push into the Mumbai Metropolitan Region.

Underpinning all of this is the continued strength of The Dahlias, DLF's flagship ultra-luxury project in Gurugram. The developer is seeing high demand for its super-luxury offering Dahlias, with around 60 per cent of the inventory already sold, and the project emerged as one of the key contributors to DLF's quarterly sales bookings, helping the company close FY26 with total sales bookings of over Rs 20,000 crore. The Dahlias has recorded sales bookings of Rs 18,569 crore within 18 months, with apartment prices rising from around Rs 60 crore to nearly Rs 135 crore. Management has indicated that even as new launches take centre stage, the remaining Dahlias inventory will continue to be a meaningful sales driver through FY27.

For homebuyers, this pipeline signals a widening of choice at the top end of the market. Gurugram's Golf Course Road corridor is set to get a new luxury address positioned below The Dahlias' ultra-premium bracket, giving buyers in the Rs 10-20 crore range fresh options. Meanwhile, Goa's entry into DLF's portfolio opens up a coastal second-home category that hasn't seen a branded ultra-luxury villa product of this scale before, and Mumbai buyers get continuity in the Andheri West corridor with the next phase of an established project.

DLF's annuity business — its rent-yielding office and retail portfolio — remains steady as this residential push unfolds. Vice-chairman and managing director Sriram Khattar noted that the firm's annuity business continued to show improvement, with occupancy holding steady at 95 per cent. This financial cushion gives DLF room to execute its FY27 launch calendar without leaning solely on new bookings, a factor analysts view positively given the scale of the year ahead.
