Gurugram Overtakes Mumbai in Ultra-Luxury Home Sales — Second Year in a Row

Gurugram has cemented its position as India's leading ultra-luxury residential market, surpassing Mumbai in total sales value for the second consecutive year. According to a report by India Sotheby's International Realty and CRE Matrix, the city recorded transactions worth Rs 24,120 crore in the Rs 10 crore-plus category during calendar year 2025, its highest annual number and the largest ever reported by any Indian city. Mumbai, long considered India's most expensive property market, followed with Rs 21,902 crore in ultra-luxury sales for the same period.

The scale of this shift is striking. The report showed that 1,494 homes priced above Rs 10 crore were sold in Gurugram in 2025, a sharp jump from 155 units in 2023 — nearly a tenfold rise in transaction volume within two years. In value terms, the market expanded from Rs 4,004 crore in 2023 to more than Rs 24,000 crore in 2025, marking nearly a six-fold increase. Ultra-premium homes now account for 24 per cent of Gurugram's total residential market in value terms, with the average ticket size around Rs 16 crore and the average home size close to 5,000 square feet.

According to Tina Talwar, Area Director at India Sotheby's International Realty, this growth is no longer limited to traditional premium addresses. Homes in the 4,000 to 6,000 square feet category dominated sales in value terms, while properties larger than 8,000 square feet contributed nearly 22 per cent of the total transaction value — a sign that ultra-HNI buyers are chasing space as much as address. Market participants have attributed the momentum to strong domestic wealth creation, rising participation of high-net-worth and ultra-high-net-worth individuals, and record fundraising through mainboard IPOs in 2025.

DLF has been central to this story. The developer's ultra-luxury project The Dahlias, launched in October 2024 on a 17-acre parcel at DLF Phase 5 on Golf Course Road, had already sold 173 apartments for Rs 11,816 crore by January 2025 at an average realisation of around Rs 70 crore per residence. By the September 2025 quarter, the project had crossed 221 units sold for nearly Rs 16,000 crore, with per-unit values pushing past Rs 72 crore. DLF's own investor presentation notes that in 2025 the company toppled Mumbai for the second year in a row, contributing directly to the Rs 24,120 crore ultra-premium tally.

Other DLF launches reinforced the trend through the year. DLF Privana North, a 17.7-acre project of 1,152 four-bedroom flats and 12 penthouses within the larger 116-acre Privana township in Sectors 76-77, sold out completely for about Rs 11,000 crore within a week of launch in June 2025. This followed the earlier sellout of Privana West and Privana South for a combined Rs 12,800 crore. At the top end, DLF's flagship The Camellias continued to set records, with a British businessman's purchase of an 11,416 sq ft apartment for Rs 100 crore marking the third such nine-figure deal at the address.

For homebuyers watching Gurugram, the takeaway is twofold. First, infrastructure corridors — Dwarka Expressway, Golf Course Extension Road, the Gurugram-Sohna Connector and the Delhi-Mumbai Expressway — are actively reshaping where ultra-luxury demand concentrates, not just the traditional Golf Course Road address. Second, branded developers with scale, like DLF, continue to command outsized share of this growth, meaning early access to their upcoming launches carries real weight for both end-users and investors eyeing appreciation.

Looking ahead, DLF has guided for Rs 20,000-22,000 crore in FY26 pre-sales and has flagged a fresh pipeline worth roughly Rs 14,000-15,000 crore for FY27 spanning Gurugram, Goa, and Mumbai — including a new Golf Course Road launch, a senior-living format in Sector 63, and ultra-luxury villas in Goa's Reis Magos. If the current pace holds, Gurugram's ultra-luxury dominance looks set to extend into a third consecutive year.
