Rs 24,120 crore in Rs 10 Cr+ homes sold in 2025 — Gurugram's luxury market

The city recorded a massive Rs 24,120 crore worth of transactions in homes priced at Rs 10 crore and above during calendar year 2025, according to the latest High-End Luxury Housing Report released by India Sotheby's International Realty and CRE Matrix. This is not a one-off spike either — in 2025, Gurugram toppled Mumbai for the second year in a row, clocking Rs 24,120 crore in sales of ultra-premium homes, the clearest signal yet of how new wealth and infrastructure are redrawing the country's real estate map.
The scale of this shift becomes clearer when you look at the volume of transactions. Around 1,494 homes priced at Rs 10 crore and above were sold in 2025, the highest ever recorded in a single year in the city. That number represents an extraordinary trajectory: the number of high-end homes sold in Gurugram nearly tripled year-on-year, rising to 1,494 units from 519 units previously. Looking at value growth over a longer horizon, the total sales value has jumped nearly six times in just two years, rising from Rs 4,004 crore in 2023 to over Rs 24,000 crore in 2025.
What's driving this? Buyer profiles and preferences have shifted noticeably. The ultra-luxury segment accounted for 24 per cent of the city's total residential market in value terms in 2025, with the average ticket size of homes sold in this segment at around Rs 16 crore, reflecting strong demand from high-net-worth individuals and ultra-HNIs. Within the category itself, buyers are trading up: the Rs 10-20 crore bracket saw its market share jump from approximately 60 per cent in 2024 to more than 80 per cent in 2025. Even further up the ladder, growth also extended to the higher tiers, with the Rs 20-40 crore segment rising to 148 units sold, while the ultra-premium Rs 40 crore plus category recorded notable gains.
Space is a defining feature of this new luxury buyer. The average home size was about 5,000 square feet, with homes in the 4,000 to 6,000 square feet category dominating sales in value terms, while properties larger than 8,000 square feet contributed nearly 22 per cent of the total transaction value. Micro-markets that were peripheral just a couple of years ago are now leading the charge. Emerging micro-markets like Dwarka Expressway and Golf Course Extension Road led the growth, witnessing transaction value increases of over 2,000% and 379% respectively. In numbers, Dwarka Expressway recorded an extraordinary 2,079 per cent surge in transaction value, climbing from Rs 383 crore in 2024 to Rs 8,347 crore in 2025. Meanwhile, Golf Course Extension Road also witnessed a 379 per cent rise in transaction value, with weighted average prices increasing from Rs 24,855 per sq. ft. to Rs 37,899 per sq. ft, while traditional corridors like Golf Course Road experienced moderated sales due to limited new inventory.
DLF has been at the centre of this story. Its Camellias-Dahlias corridor in DLF Phase 5 has become synonymous with India's ultra-rich real estate ambitions. DLF has sold 173 apartments for Rs 11,816 crore in its ultra luxury residential project 'The Dahlias' in Gurugram, launched in October 2024 as a 17-acre housing project at DLF Phase 5 comprising 420 apartments and penthouses. By November 2025, momentum had only accelerated: DLF Ltd sold 221 apartments worth nearly Rs 16,000 crore in The Dahlias, achieving sales bookings of Rs 15,818 crore till the September quarter, at an average price of Rs 72 crore per apartment. The company's older flagship, The Camellias, continues to command headline-grabbing deals too — British businessman Sukhpal Singh Ahluwalia's purchase of an 11,416 sq. ft. apartment at DLF's The Camellias for Rs 100 crore in 2025 added another marquee deal to Gurugram's most exclusive luxury enclave.
DLF's broader Privana township on Sectors 76-77 has also fed this boom. In this 116-acre township, the company sold all 795 apartments for Rs 5,590 crore within three days of the launch of its 12.57-acre project 'Privana West' in May 2024, and had last year launched and completely sold out two projects, 'DLF Privana West' and 'DLF Privana South', for around Rs 12,800 crore. Company-wide, the numbers reflect a developer riding this wave at scale: DLF reported a record sales bookings of Rs 21,223 crore in the 2024-25 fiscal, an increase of 44 percent from Rs 14,778 crore in the preceding financial year.
Industry voices point to a maturing, more discerning buyer as the real force behind these numbers. As market analyst Abhishek Kiran Gupta noted, buyers are becoming more selective, focusing on prime locations, superior construction quality and branded developments, as India's luxury housing market has found a new leader in 2025, with Gurugram emerging as the country's fastest-growing ultra-premium residential hub. Looking ahead, DLF's leadership remains confident about sustaining this momentum. DLF's Managing Director Ashok Kumar Tyagi reiterated the company's guidance of Rs 20,000–22,000 crore in annual pre-sales for FY26, buoyed by The Dahlias and its upcoming luxury project in Goa, saying that with The Dahlias sales and upcoming premium launches, the company is confident of meeting its annual pre-sales guidance. For homebuyers and investors tracking Gurugram, this data confirms what ground realities have suggested for a while: the city's Golf Course Road, Golf Course Extension Road, and Dwarka Expressway corridors are no longer just Delhi-NCR's premium addresses — they are now India's top luxury real estate destination by value.
