According to the latest High-End Luxury Housing Report released by India Sotheby's International Realty and CRE Matrix, Gurugram has emerged as India's fastest-growing ultra-premium residential hub, recording a staggering ₹24,120 crore in sales for homes priced above ₹10 crore in 2025, marking a nearly six-fold increase from 2023 and surpassing Mumbai in value for this luxury segment.
The numbers tell a compelling story of a city transforming its real estate identity. Around 1,494 homes priced at Rs 10 crore and above were sold in 2025, the highest ever recorded in a single year in the city. By comparison, Mumbai recorded transactions worth ₹21,902 crore within the same category. The gap has widened steadily, with value terms sales expanding significantly from ₹13,384 crore in 2024 to ₹24,120 crore in the following year, underscoring the city's increasing appetite for ultra-premium living.
What's driving this shift? Experts point to a mix of infrastructure, lifestyle aspiration, and wealth creation. Over the past few years, Gurugram has evolved into a magnet for professionals and entrepreneurs drawn by its cosmopolitan lifestyle, robust infrastructure, and status as one of India's most prominent corporate hubs, with the infrastructure push in the form of development of Dwarka Expressway, Gurugram Sohna Connector, Delhi-Mumbai Expressway, KMP, etc giving a strong impetus to the overall economy and real estate. Tina Talwar, Area Director at India Sotheby's International Realty, notes that emerging micro-markets such as Dwarka Expressway, Golf Course Road and Golf Course Extension Road are driving the next phase of expansion.
DLF has been central to this story. The developer's ultra-luxury project The Dahlias at DLF Phase 5, launched in October 2024, has become a benchmark for the segment. By November 2025, DLF had sold 221 apartments worth nearly ₹16,000 crore in the 17-acre project, which comprises 420 residences including apartments and penthouses, and is one of DLF's most premium offerings after the success of The Camellias nearby. Pricing has climbed sharply too, with sales bookings of ₹15,818 crore from The Dahlias till the September quarter, at an average price of ₹72 crore per apartment.
Demand hasn't been limited to new launches. The Camellias, DLF's earlier flagship, continues to command headline-grabbing prices in the resale and registration market. British businessman Sukhpal Singh Ahluwalia's purchase of an 11,416 sq ft apartment at DLF's The Camellias for ₹100 crore in 2025 has added another marquee deal to Gurugram's most exclusive luxury enclave, and industry watchers note The Camellias continues to act as a bellwether for India's luxury housing market.
Momentum has been building across DLF's broader Gurugram portfolio as well. Earlier in the year, the new launch in the 116-acre DLF Privana township led to sales of 1,164 units with pricing of ₹23,000 per square feet and average unit value of ₹9.5 crore, pushing DLF's pre-sales up 78 per cent year-on-year and 500 per cent sequentially to ₹11,430 crore, with Privana North accounting for 96 per cent of the pre-sales.
For buyers, the data signals something more than a one-off spike. According to CRE Matrix Co-founder and CEO Abhishek Kiran Gupta, the trend reflects a maturing market where buyers are becoming more selective, focusing on prime locations, superior construction quality and branded developments. The profile of the typical buyer has also shifted upward, with the average ticket size of homes sold in this segment standing at around Rs 16 crore, reflecting strong demand from high-net-worth individuals and ultra-HNIs, and an average home size of about 5,000 square feet.
Looking ahead, DLF shows no signs of slowing its Gurugram luxury pipeline. The company has guided for continued growth, with management stating it is on track to meet its ₹20,000–22,000 crore guidance in annual pre-sales for FY26, buoyed by The Dahlias and its upcoming luxury project in Goa, with MD Ashok Kumar Tyagi noting confidence in meeting the annual pre-sales guidance. For homebuyers and investors tracking Gurugram, the message is clear: the city's transformation from Delhi's satellite suburb to India's ultra-luxury capital is no longer a trend to watch, it's a market reality already reshaping prices, inventory, and buyer expectations across Golf Course Road, Golf Course Extension Road, and the Dwarka Expressway corridor.
