Gurugram's real estate story in 2025 has been defined by one word: records. The city has officially overtaken Mumbai to become India's fastest-growing ultra-luxury residential market, and DLF's marquee addresses have been at the centre of this shift. According to the Gurugram High-End Luxury Housing Report – CY 2025 by CRE Matrix in collaboration with India Sotheby's International Realty, the city recorded an unprecedented ₹24,120 crore in luxury home sales during the calendar year, marking the highest-ever annual transaction value for homes priced at ₹10 crore and above in Gurugram.

The numbers tell a dramatic growth story. Luxury sales reached 1,494 units in the Rs100 mn and above segment in 2025 in Gurugram, the highest annual tally, nearly tenfold from 155 in 2023, while Mumbai recorded 967 sales. The average ticket size stood at ₹16 crore, with average home size at approximately 5,000 sq. ft. Buyers are increasingly gravitating toward larger formats — ultra-luxury housing accounted for 24 per cent of Gurugram's residential market value with an average ticket size of about Rs160 mn, and the 4,000 to 6,000 square foot category was the most bought with 1,029 units, representing 54 per cent of transactions.

DLF's flagship properties have been central to this boom. The Camellias on Golf Course Road continues to command headline-grabbing numbers. DLF's flagship project, The Camellias, recorded four high-value property registrations worth a combined ₹270 crore in September 2025, including two primary sales of penthouses directly from DLF and two secondary-market deals. One standout transaction involved a British businessman: Sukhpal Singh Ahluwalia, a British businessman, bought an 11,416-square-foot property in The Camellias for ₹100 crore in 2025. The project's pricing power remains unmatched — the property consistently commands among the highest price points per square foot in the country, often exceeding ₹1 lakh per sq ft for prime units.

But it's The Dahlias, DLF's newer super-luxury launch in Phase 5, that has truly rewritten the rulebook. DLF Ltd has sold 221 apartments worth nearly ₹16,000 crore in its super-luxury housing project, The Dahlias, at DLF Phase 5 in Gurugram — a 17-acre project launched in October 2024, comprising 420 residences including apartments and penthouses. According to DLF's latest investor presentation, the company achieved sales bookings of ₹15,818 crore from The Dahlias till the September quarter, at an average price of ₹72 crore per apartment. One transaction stood out even by Dahlias standards: a Delhi-NCR-based businessman bought four apartments spanning 35,000 sq. ft. in The Dahlias for ₹380 crore, highlighting the growing preference for large, branded homes with club-like amenities.

This momentum has translated directly into DLF's financial performance. DLF's management told analysts that The Dahlias has been instrumental in driving its record ₹21,223 crore in sales bookings for FY 2024-25 — the company's highest ever — and for the first half of FY26 (April–September 2025), DLF has already achieved ₹15,757 crore in pre-sales, more than double the ₹7,094 crore recorded in the same period last year.

What's driving this surge? Analysts point to a mix of new wealth creation and infrastructure upgrades reshaping micro-markets across the city. Industry executives linked the boom to broader capital formation, noting that 103 Indian companies raised a record US$19.54 bn through initial public offerings in 2025, creating founders and promoters entering the ultra-luxury segment. Meanwhile, corridors that were once considered peripheral are now driving huge value growth: the Dwarka Expressway rose from Rs3.83 bn to Rs83.47 bn, a 2,079 per cent increase, while Golf Course Extension Road increased from Rs6.93 bn to Rs33.19 bn, a 379 per cent rise.

Golf Course Road, home to DLF's most prestigious addresses, remains the benchmark for ticket sizes even as fresh supply stays limited. Golf Course Road continues to command the highest ticket sizes in the city and remains synonymous with established luxury living, though total sales value declined 28% year-on-year in CY 2025, largely due to limited fresh inventory rather than any softening in demand — the micro-market remains home to marquee developments such as DLF The Dahlias, DLF The Camellias, and Godrej Astra, reinforcing its position as Gurugram's most prestigious address.

For homebuyers watching this segment, the takeaway is clear: Gurugram's luxury market isn't cooling — it's maturing into a genuine wealth-parking destination for India's business elite, with DLF continuing to set the pace on both pricing and absorption.
