West Delhi turns vertical as DLF opens new retail and residential addresses in Moti Nagar.

West Delhi, an area traditionally known for independent houses and low-rise builder floors, is seeing a shift toward high-rise residential projects, a trend highlighted by developments like DLF One Midtown in Moti Nagar that combine residential towers with retail and lifestyle infrastructure. For decades, Moti Nagar was known for its independent houses and older colonies; today it is fast becoming one of the most talked-about micro-markets in the capital.
On the retail front, the biggest recent development is the opening of DLF's new mall. DLF Malls has opened Midtown Plaza in Moti Nagar, West Delhi, a multi-level retail development spanning approximately 2,80,000 sq ft of gross leasable area across nearly 2 acres of land. The project forms part of a broader retail push by the group, with Group CEO Aakash Ohri's team having earlier flagged the West Delhi plaza as one of three new high-street formats in the pipeline. Three new malls were planned to open in Moti Nagar in central-west Delhi, DLF Phase-5 in Gurugram, and Panjim in Goa, with the high-street plazas in Delhi and Gurugram expected to start generating rental income between March 2025 and March 2026. On the ground, this translates into a mixed-use commercial hub designed to service the dense residential catchment that has built up around Shivaji Marg over the past decade.
On the housing side, DLF One Midtown remains the flagship residential story in this corridor. DLF One Midtown is a four-tower project, established in Moti Nagar, Delhi, across an area of 5.5 acres. Spread across 6.5 acres, the project features 4 elegant high-rise towers, each with 42 floors, offering a total of 913 well-designed apartments in 2, 3 & 4 BHK configurations. The project is RERA registered under RERA ID: DLRERA2021P0007, ensuring transparency and compliance. After years of phased construction, several towers are now in the ready or near-ready stage, with the developer marketing move-in-ready inventory alongside under-construction units.
Just down the road, DLF's older Moti Nagar address, Capital Greens, is also seeing fresh movement. DLF Capital Greens is spread over 33 acres of land, part of a 200-acre community, and having sold out Phase 1, 2 and 3, DLF is now planning to launch Capital Greens Phase 4 in the same location. This next phase is being watched closely by buyers who missed out on the earlier sold-out phases, though no RERA registration has been issued for Phase 4 yet, and interested buyers should verify launch details directly with DLF before booking.
Industry analysts see this West Delhi activity as part of a larger structural shift in how developers are approaching the capital. The transition reflects a strategic response by developers to land scarcity in established urban centers, with developers building vertically to unlock higher value from limited land parcels without requiring residents to move to peripheral locations like Gurugram or Noida. Companies like DLF are increasingly focusing on 'luxury' and 'integrated' formats to cater to affluent buyers who historically looked to satellite cities for such living standards, aiming to capture a premium segment that is highly selective regarding project quality, location, and developer track record.
This West Delhi activity also fits into DLF's larger national growth story. The country's largest real estate developer has given sales guidance of Rs. 20,000 crore for FY27, broadly in line with FY26, as it is expected to launch 25 million sq. ft. in the medium term, with a sales potential of Rs. 60,215 crore. While the bulk of new launches remain concentrated in Gurugram, Mumbai and Goa, Moti Nagar's retail and residential pipeline shows the group continuing to sweat its existing West Delhi land bank even as it expands elsewhere.
For homebuyers and investors, the practical draw of this corridor remains connectivity. Five metro stations serve the Moti Nagar area, namely Satguru Ram Singh Marg (Green Line), Moti Nagar (Blue Line), Kirti Nagar (Blue Line), Ashok Park Main (Green Line), and Punjabi Bagh (Green Line). Combined with direct access to Ring Road, Rohtak Road and Najafgarh Road, the area gives residents a rare combination of central-Delhi connectivity with newly built, amenity-rich housing stock — a big part of why DLF continues to double down on this pocket of the capital.
Buyers tracking DLF's West Delhi pipeline should keep an eye on official RERA filings and DLF's own sales offices for confirmed launch dates, particularly for Capital Greens Phase 4, before making any booking commitments.
