DLF's first senior living project brings luxury, healthcare, and community together in Gurugram.

DLF Ltd has confirmed that it will launch this quarter a senior living housing project in Gurugram with an estimated revenue potential of around Rs 2,000 crore as part of its expansion plan. With this upcoming launch, India's largest real estate company will be entering the senior living housing segment for the first time in its nearly eight-decade history.
The announcement came straight from the top. In a conference call with analysts, DLF Ltd Managing Director Ashok Tyagi asserted that the housing demand in Gurugram, the company's stronghold, continues to be robust, especially for credible developers. Speaking separately on the sidelines of the HT Real Estate Summit in Delhi, Aakash Ohri, Managing Director of DLF Home Developers, said the company is focused on creating a comprehensive living environment rather than just another residential project. According to him, the objective is to develop a senior living community supported by quality infrastructure and services that address the evolving lifestyle and healthcare needs of elderly residents.
While DLF has not yet released exact tower plans, unit sizes, or final pricing, industry channel partners tracking the Golf Course Extension Road micro-market have already begun marketing an upcoming DLF senior living offering in Sector 63, positioned close to the developer's existing ultra-luxury address, DLF The Arbour. Whatever the final branding turns out to be, the project is expected to be located close to DLF's existing premium residential developments in Gurugram, giving early buyers a sense of the neighbourhood even before formal launch documents are out.
This move is not happening in isolation. India's senior population is undergoing a dramatic shift: the senior population (60+) in India is expected to rise from 162 million in 2025 to 191 million by 2030, doubling to 346 million by 2050. Combine that with nuclear family structures, adult children living abroad, and rising healthcare expectations, and it's easy to see why a developer of DLF's scale is finally entering a segment long dominated by specialised players. The project will also align with Haryana's Retirement Housing Policy, notified in 2021 under the Haryana Development and Regulation of Urban Areas Act, 1975, which establishes comprehensive standards for retirement housing developments, addressing accommodation, healthcare, accessibility, safety, and community living for senior citizens, with eligible residents defined as individuals aged 55 years and above.
The senior living launch is part of a much larger DLF playbook for the year. Later this year, the company plans to launch more projects in Gurugram, Mumbai, Panchkula and Goa, building on momentum from The Dahlias, its 17-acre super-luxury project at DLF Phase 5, where around 220 apartments have been sold for Rs 15,716 crore in the Dahlias project till December. That said, the company reported a sharp fall in sales bookings to Rs 419 crore during the third quarter of this fiscal from a record Rs 12,039 crore in the year-ago period, a dip DLF has attributed to a deliberate pause in new launches rather than weakening demand. Despite that, DLF remains confident of hitting its pre-sales target of Rs 20,000-22,000 crore for the fiscal year.
For homebuyers and their families, this launch matters for a simple reason: organised, developer-backed senior housing supply in the NCR is still scarce, and a brand with DLF's execution track record entering the category is likely to set a new benchmark for design, healthcare tie-ups, and after-sales service standards in the segment. Anyone considering the project should watch for the official RERA registration, detailed floor plans, and price list, expected to follow once the formal launch is announced this quarter.
