Beyond Moti Nagar: How DLF Is Rewiring Neighbourhood Retail in Delhi-NCR

DLF's retail arm has quietly shifted gears. After decades of being known for large-format destination malls like DLF Mall of India and DLF Promenade, the company is now betting on a smaller, hyperlocal format built around convenience rather than a day-long outing. DLF Retail has launched Midtown Plaza, its first neighbourhood lifestyle plaza, on Shivaji Marg in Moti Nagar, West Delhi. Spread across approximately 2.8 lakh sq. ft., the retail destination serves a catchment of nearly 2.5 million residents and brings together around 150 brands spanning retail, food and beverage, entertainment and everyday services.

The tenant list reads like a checklist of daily-needs retail rather than pure luxury. The tenant mix includes Reliance Digital, Mr. DIY, HomeStop, Go Fresh and a three-screen PVR Cinemas multiplex, alongside fashion, jewellery, café and dining brands. The plaza's location is deliberate. It is located within walking distance of Capital Greens I, II, and III — established residential communities — and ONE Midtown, a luxury condominium. Together, these residential developments house more than 3,500 families, forming the primary catchment for the plaza. DLF ONE Midtown, described as the latest luxury residential offering in Delhi within the DLF Midtown ecosystem, comprises four towers with over 900 apartments overlooking 128 acres of green space.

Executives at DLF frame this as a deliberate strategic shift rather than a one-off project. Speaking on the plaza format, Pushpa Bector, DLF Retail's business head, said "Plazas are a differentiated product catered to convenience, higher quality of life for residents in very dense residential populations." The idea is to place daily shopping, cafés and services within a five-minute walk of home, rather than requiring a drive to a large regional mall.

Moti Nagar is only the first stop. DLF will open new shopping malls across Delhi and Gurugram, along with its upcoming Goa mall, in the 2026 financial year, adding close to 14 lakh square feet to its retail portfolio. Bector confirmed the timeline directly, noting "DLF is set to open three retail properties during this financial year." The next in line is in Gurugram, where DLF Summit Plaza is set to cover about 4.8 lakh square feet, with over 4 lakh square feet dedicated to retail, while the remaining area will be reserved for coworking spaces. That plaza is coming up alongside DLF's Phase 5 residential cluster, mirroring the Moti Nagar model of retail embedded within a residential catchment. The third and largest of the three properties is a 0.7 Mn sq ft mall in Goa, expected to open early next year, which will be the state's biggest shopping destination.

This neighbourhood-plaza push sits within a much larger retail ambition. DLF has previously signalled that it is planning to double its mall portfolio to about 9 million sq. feet over the next 5 years. The company's rental business overall is scaling up fast: at present, the DLF Group has an annuity portfolio (primarily office complexes and shopping malls) of around 46 million sq ft with an annual rental income of over Rs 6,000 crore. Chairman Rajiv Singh has gone further, stating that DLF has set an "ambitious" target to cross annual rental income of Rs 10,000 crore in the medium term from the company's commercial properties. Neighbourhood plazas, while individually smaller than a regional mall, are a scalable way to add rent-yielding retail area across dozens of DLF residential clusters without the years-long gestation of a mega-mall.

For context, DLF's existing Delhi-NCR retail stable already includes marquee names. Located in Vasant Kunj, DLF Promenade is the premier shopping destination for Delhi NCR's trend-conscious and discerning clientele, while Situated in Saket, DLF Avenue offers a thoughtfully curated blend of shopping, dining, and cultural experiences. Further out in Noida, DLF's shopping mall, touted as one of the biggest in the country, was built at an investment of Rs 1,100 crore. The neighbourhood plaza format is a deliberate complement to these large destination malls rather than a replacement — smaller, closer to home, and focused on daily convenience over a weekend outing.

For homebuyers and investors, the practical takeaway is straightforward: DLF is increasingly building its retail footprint in lockstep with its residential launches. Projects like DLF One Midtown in Moti Nagar and the Privana cluster in Gurugram's Sector 76-77 now sit within walking or short-driving distance of an operational or upcoming DLF-run retail plaza — a factor that typically supports rental demand and daily convenience for residents, and can be a meaningful consideration when comparing similarly priced projects in a micro-market.

With Midtown Plaza already trading, Summit Plaza in Gurugram in the pipeline, and the Goa mall slated for an early launch, DLF's retail arm is signalling that neighbourhood-format plazas will be a recurring feature alongside its residential pipeline in Delhi-NCR, not a one-time experiment.
