DLF Limited is proposing to enter the Noida Expressway with two large land parcels: Sector 108, approximately 30 acres, mixed-use, and Sector 128, approximately 70 acres. Market watchers note that when the company signals interest in a city, it typically indicates that market has reached a threshold of quality infrastructure, demand depth, and price sustainability that justifies a flagship product.
At a citywide level, Noida's market remains active and liquid. Official registration data for the period of August 2025 to July 2026 highlights a highly active market with 5,515 transactions totaling ₹7,007 Cr. While pricing has cooled slightly from its late-2025 peak, the underlying demand drivers — airport connectivity, metro expansion, and expressway upgrades — continue to support long-term investor and end-user interest.
Property rates across Noida vary widely by micromarket, with the Expressway corridor commanding a clear premium over central and peripheral sectors. Overall citywide averages have moderated slightly after a strong run-up through 2025, offering buyers a more competitive entry point in 2026.

Noida's connectivity story has entered a new phase with the opening of Noida International Airport at Jewar. Noida International Airport officially inaugurated on March 28, 2026, with commercial domestic operations scheduled to commence in mid-April 2026, launching with 10 high-demand routes. This dual-airport access, alongside the existing IGI Airport, is expected to be a structural demand driver for the Expressway corridor over the coming decade. Metro connectivity is also expanding rapidly. The Union Cabinet has given nod to a new metro route project worth 2,254 crore, an 11.56-kilometre stretch of the Aqua line with eight stations including Noida Sector 97, Noida Sector 105, Noida Sector 108, and Noida Sector 93. Separately, a further 7.5 km, 5-station Aqua Line extension from Sector 51 to Kisan Chowk is planned at a cost of Rs 1,500 crore, connecting Greater Noida West residents to Delhi Metro and Jewar Airport.
