DLF Posts Record FY25 Sales Bookings, Accelerates Mumbai Expansion

DLF Limited, India's largest listed real estate developer, has closed FY25 with its strongest performance yet. The company's total new sales bookings for FY25 reached ₹21,223 crore—a remarkable 44% rise from ₹14,778 crore in FY24. This surge wasn't a one-off; it was backed by robust revenue growth, with consolidated revenue for the year standing at ₹8,996 crore, a 29% year-on-year increase, and EBITDA climbing 17% year-on-year to ₹3,111 crore.

The engine behind this record run was DLF's ultra-luxury Gurugram portfolio. DLF's latest super-luxury offering, The Dahlias, generated ₹13,744 crore in new sales bookings during the fiscal, underscoring the brand's strength and commitment to customer-centricity. Remarkably, this resulted in the monetization of approximately 39% of the estimated total sales potential of this project within the first year of its launch. The company also ended the year on a strong financial footing, with a net cash surplus generation of Rs 5,302 crore during the fiscal, pushing its net cash position at the fiscal end to Rs 6,848 crore. The board has proposed a dividend of ₹6 per equity share for the year, reflecting confidence in sustained cash flows.

Perhaps the most significant strategic shift to emerge from this record year is DLF's long-awaited return to Mumbai. In July 2025, DLF Ltd and Trident Realty announced that India's largest realty firm and Trident Realty have sold all 416 flats for around Rs 2,300 crore in a luxury residential project in Mumbai on high demand, marking the developer's first residential launch in the city in years. Calling it a milestone, Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, said, "Our entry into Mumbai represents a significant strategic milestone for DLF." The project, branded The Westpark, is located in Andheri West and was developed as a joint venture, with DLF and Trident Realty investing around Rs 900 crore to develop this luxury housing project.

The Mumbai debut is part of a broader diversification strategy. Beyond NCR, DLF has guided sales bookings of ₹20,000-22,000 crore for FY26, driven by key project launches including Privana North and Mumbai projects in Q1FY26 end, and Goa and new phase of Dahlias in H2FY26. Industry watchers see this as DLF leveraging its deep balance sheet and brand equity from Gurugram's ultra-luxury boom to test appetite in India's most expensive property market, where local players have traditionally dominated.
