After Privana's record-breaking sales, brokers say DLF is now scouting Noida Expressway land.
Enquire NowFor years, Noida's biggest talking point in luxury circles has been a single, persistent line: DLF doesn't build here. That narrative is now being tested. Brokers and market trackers along the Noida Expressway say DLF Limited, fresh off its blockbuster Privana run in Gurugram, is evaluating land parcels in the corridor's premium sectors, with Sector 108 and Sector 128 coming up most frequently in industry chatter. A recent trade report on the Noida Expressway's emerging hotspots noted that brokers in the area say that builders like Prestige, County Group, DLF and M3M are also eyeing land in a few sectors, placing DLF's name alongside other national developers scouting the belt.
The buzz has an obvious trigger: DLF's Privana township in Gurugram's Sectors 76-77 has been on an extraordinary run since early 2024. In January 2024, the company had sold 1,113 luxury apartments in Gurugram for Rs 7,200 crore within three days of the launch of its project 'DLF Privana South', which is spread over 25-acre. That was followed a few months later when DLF sold all 795 apartments for Rs 5,590 crore within three days of the launch of its 12.57-acre project 'Privana West'. The third phase went even further: DLF Ltd sold all 1,164 luxury flats for about Rs 11,000 crore within a week of the launch of its new housing project in Gurugram, a project with six stilt+50 storey premium towers that became DLF's tallest residential structures developed so far. Together, these launches helped push DLF's record sales bookings of Rs 21,223 crore in the 2024-25 fiscal, an increase of 44 per cent from Rs 14,778 crore in the preceding financial year, and momentum has continued: DLF's pre-sales grew by 78 per cent year-on-year and by 500 per cent sequentially to ₹11,430 crore in Q1FY26, with Privana North accounting for 96 per cent of the pre-sales.
That kind of demand naturally raises the question of where DLF goes next. Industry commentary tracking the developer's Noida interest is careful to flag that nothing is confirmed yet. One market-intelligence piece summed up the current status bluntly: as of mid-2026, DLF has made no official land acquisition disclosure, RERA filing, or pricing announcement for Noida — this remains at the evaluation/proposed stage. A separate analysis of the same rumoured Sector 108/128 entry echoed this, noting DLF's Noida entry at Sector 108 and 128 remains at the proposed/planning stage, with no formal RERA filing, pricing, or launch date announced by DLF Limited.
Even so, the speculative pricing circulating among brokers is eye-catching. Market chatter pegs an entry price of ₹33,000-36,000 per sq ft, which analysts say would validate the corridor at institutional developer level. One report tracking the rumoured project even floated a possession timeline, citing a possession date set for December 2029 for what would be described as the residential anchor of DLF's foray into Noida's Real Estate. None of these figures should be treated as confirmed — they represent broker circulation and analyst estimates rather than an official DLF announcement.
What's driving the interest is easy to see on a map. The Noida Expressway corridor is being reshaped by Jewar International Airport — India's largest airport, directly connected via the Noida-Greater Noida Expressway, and expected to be roughly 40 km from Sectors 94-128, the expressway's luxury belt once operational. The corridor already has proof that buyers at premium price points exist here: the Noida Expressway's branded residence cluster has already proven the buyer community exists at ₹15-25 crore. Analysts covering the broader pipeline also point out that with Noida International Airport inaugurated and commercial flights expected in mid-2026, the Yamuna Expressway corridor and areas within 30–45 minutes of Jewar will become meaningful options for HNIs and corporate executives who previously viewed Noida as inconvenient for international travel.
Brokers active in the corridor have also weighed in on why sectors like 133 near the expressway are drawing this kind of institutional attention. As Aman Nagar, joint MD of Paras Buildtech, put it, "Sector 133 in Noida is an emerging, primarily residential market, dominated by high-rise condominiums, and commercial and retail developments," adding that "the Noida Expressway connects the area to Greater Noida and Delhi and improves road connectivity". That's the same broad belt where DLF's name keeps coming up in land-scouting conversations.
Buyers should temper the excitement with a healthy dose of patience. Analysts tracking DLF's pattern of market entries caution that the gap between strategic interest and committed launch can be measured in years, not months, since DLF's decision-making process on market entry is rigorous, and land acquisition, partner alignment, product design, and regulatory approvals take time even when management intent is clear. On the corporate side, DLF's own growth guidance supports the idea that new geographies are on the table: DLF's MD Ashok Tyagi recently gave sales bookings guidance for the current fiscal at Rs 20,000-22,000 crore, a target that increasingly depends on launches beyond its traditional Gurugram stronghold. For now, the most useful thing a prospective buyer can do is track official channels rather than broker rumours: official DLF announcements regarding land acquisition or RERA registration in Noida, progress in commercial flight operations at Noida International Airport, and further infrastructure milestones on metro extensions and expressway projects are the real signals to watch before this becomes anything more than market buzz.
