DLF's Mumbai Bet Gets Bigger: 5 Million Sq Ft Pipeline at The Westpark, Andheri West

DLF's maiden Mumbai project has turned into the developer's biggest growth story of FY27-28. After the runaway success of The Westpark's first phase in Andheri West, the company has laid out plans for a development pipeline exceeding 5 million sq ft at the same site, with fresh phases scheduled to roll out over the next two fiscal years. Company officials said the broader pipeline exceeds 5 million sq ft of potential development, and as only 9 lakh sq ft has been launched, the substantial development pipeline remains available for future phases.

The scale of this expansion becomes clear when you look at what phase one achieved. DLF achieved a complete sellout of Phase 1 of its first residential project in Mumbai, The WestPark, located in Andheri West, with all 416 units booked soon after launch, generating total sales of ₹2,300 crore. The project initially comprised two towers, but due to strong demand, DLF released two more towers under Phase 1, bringing the total to four towers, each offering 37 floors. Demand wasn't limited to local buyers either — approximately 20% of the bookings came from Non-Resident Indians originally from Mumbai, following overseas marketing campaigns across Kuwait, the US, UK, and Singapore.

Buoyed by that response, DLF has now firmed up a phased rollout schedule. The company plans to launch approximately 800,000 square feet of residential space during FY27, with an additional 500,000–600,000 square feet planned in the subsequent fiscal year. Phase 2 of the project is expected to launch in mid-2026, subject to regulatory clearances. Some project trackers already list a Phase 2 offering under construction, with 3 BHK units in the 1,100-1,800 sq ft range and 4 BHK units between 2,600-3,000 sq ft, though official DLF pricing and RERA details for this next phase are yet to be released.

This Mumbai push is part of a much larger national growth plan. The Mumbai launches form an important component of DLF's wider residential expansion strategy for FY27, with the company outlining a launch pipeline across Gurugram, Mumbai, and Goa with a combined revenue potential of approximately ₹20,000 crore. On the Q4 FY26 earnings call, DLF's leadership confirmed the momentum. Aakash Ohri, Managing Director of DHDL & Chief Business Officer, said the company has a healthy launch pipeline of approximately INR 20,000 crores, including projects in Mumbai, Goa, and Gurugram. For the full fiscal year, the development business achieved INR 20,143 crores in new sales bookings, driven by successful project sellouts such as Privana North in Gurugram and West Park in Mumbai.

Why does Andheri West matter so much to DLF's Mumbai strategy? Andheri West continues to be one of the most sought-after locations in Mumbai due to its connectivity trifecta of rail, road, and metro, with major schools, malls, pubs, and offices within minutes. Infrastructure upgrades are only strengthening that case: Metro Line 2A between DN Nagar and Dahisar is fully operational, Metro Line 7 and 7A are enhancing east-west and airport connectivity, and a double-decker flyover between Andheri and Powai is set to ease peak-hour congestion, with ongoing infrastructure development pushing capital values upwards.

For homebuyers tracking the project, pricing has already moved noticeably since launch. Average property prices for The Westpark rose from ₹29,750/sqft in Q3 2025 to ₹41,100/sqft, and further to ₹41,450/sqft by Q4 2025 — a cumulative jump of nearly 40% within two quarters. That kind of appreciation, paired with DLF's brand pull in a city where it has historically had no residential footprint, explains why analysts are watching the upcoming phases closely. Industry observers describe Westpark Phase 2 as DLF's proof-of-concept for a sustained Mumbai residential presence, with success here likely to accelerate the company's commitment to further Mumbai launches through FY28-29.

For prospective buyers, the takeaway is straightforward: DLF isn't treating Andheri West as a one-off launch but as a long-term Mumbai anchor. With roughly 4.1 million sq ft still to be released across multiple phases, early movers in the next launch window could get in before pricing climbs further, though allotments in phase one sold out within days — a pattern buyers should factor into their own timelines.

What configurations were offered in The Westpark Phase 1?
Phase 1 offered 3 and 4 BHK apartments ranging from about 1,125 sq ft to 2,500 sq ft, spread across four 37-storey towers on a roughly 5.18-acre parcel.
Is The Westpark Phase 2 RERA registered?
As of now, official RERA details for Phase 2 have not been released by DLF; Phase 1 (The Westpark Phase-1) carries its own MahaRERA registration under promoter Pegeen Builders & Developers Private Limited.
Why is DLF expanding so aggressively in Andheri West specifically?
Andheri West offers a strong connectivity mix of metro, rail, and road access, proximity to malls, schools, and hospitals, and rising capital values, making it one of Mumbai's most in-demand premium residential micro-markets.
How much has pricing at The Westpark moved since launch?
Average prices moved from around ₹29,750/sqft in Q3 2025 to about ₹41,450/sqft by Q4 2025, reflecting strong early appreciation following the Phase 1 sellout.

DLF has guided for roughly ₹20,000 crore in sales bookings for FY27, with about ₹14,000-15,000 crore expected from new launches across Gurugram, Goa, and Mumbai, including Westpark Phase 2.
Should buyers expect Phase 2 prices to be higher than Phase 1?
Given the sharp price appreciation after Phase 1's sellout and rising land/construction costs in Andheri West, buyers should expect Phase 2 pricing to be higher, though DLF has not yet announced official rates.
