After more than a decade away from India's financial capital, DLF Ltd has made its comeback to Mumbai's residential market. DLF Ltd. plans to start bookings in a premium residential project in Mumbai, marking the return of India's top developer to the financial capital after thirteen years as it seeks newer growth markets. Speaking on the move, Aakash Ohri, joint managing director at DLF said the market held "immense potential." The project marking this comeback is The Westpark, a luxury residential development in Andheri West that has quickly become one of the most talked-about launches in the city this year.
DLF's history with Mumbai goes back two decades. DLF had entered Mumbai nearly two decades ago when it bought a 17-acre plot in 2005 for ₹702 crore, and that land was later sold to Lodha Developers in 2012 for ₹2,700 crore, as DLF moved to reduce debt and focus on its core NCR market. The current re-entry was first set in motion in 2023, when the company tied up with a Mumbai-focused partner to develop a project under the Slum Rehabilitation Authority (SRA) scheme, holding a 51 per cent stake in the joint venture while its partner, Trident Group, held the remaining 49 per cent.
The Westpark itself is a substantial undertaking. The now sold-out section of the project comprises 3 and 4 BHK flats across four 37-storey buildings, spread over 5.18 acres, with a total of 416 housing units ranging from about 1,125 to 2,500 sq. ft. Located off Link Road in Andheri West, the project offers connectivity via the Western Express Highway, SV Road, New Link Road, and the upcoming Coastal Road and JVLR extensions, with nearby metro access.
What truly made headlines was the speed at which the project sold. Initially, two towers were launched, but strong demand led to the release and sellout of all four towers, comprising 416 units, in less than a week — a notable feat in a market usually marked by gradual absorption. Commenting on the milestone, Aakash Ohri said, "Our entry into Mumbai represents a significant strategic milestone for DLF. Mumbai has always been a key component of our national growth strategy, and with the launch of The Westpark, we are proud to offer a development that resonates with the aspirations of the city's discerning residents."
Pricing for the sold-out phase was positioned firmly in the luxury bracket. The company launched this 5.18-acre project in a price range of Rs 42,000 per sq ft to Rs 47,000 per sq ft, selling flats in a range of Rs 4 crore to Rs 7.5 crore. The buyer profile turned out to be broader than a typical Mumbai launch. Approximately 20% of the bookings came from Non-Resident Indians originally from Mumbai, following overseas marketing campaigns across Kuwait, the US, UK, and Singapore, with a strong response also from homebuyers based in South Mumbai, Nanded, Pune, Gujarat, and other cities.
DLF isn't stopping at Phase 1. The developer is already gearing up for the next stage of the project. The company plans to launch approximately 800,000 square feet of residential space during FY27, with an additional 500,000–600,000 square feet planned in the subsequent fiscal year. Construction on this next phase is already underway, with the project targeting possession by mid-2032. DLF has also been eyeing further Mumbai opportunities, with reports pointing to potential developments in Mahalaxmi, Bandra Kurla Complex and Tulsiwadi as the company deepens its western India footprint.
The Westpark's success arrived alongside strong overall numbers for the developer. In its most recent quarterly results, DLF reported that its annuity business, including rent-yielding office and retail assets, continued to show improvement, with occupancy holding steady at 94 per cent, while management pointed to a robust launch pipeline across Mumbai and Goa. For homebuyers, DLF's Mumbai comeback signals growing confidence among large NCR-based developers in the city's premium housing segment, and it sets a benchmark for how quickly well-located, branded luxury supply can be absorbed in a market long dominated by local players.
