DLF sets its sights on Indore as the next big growth market.
Enquire NowIndore has quietly become one of the most talked-about names on DLF's expansion map. As the company's channel-partner network and property portals confirm, DLF is also expanding its presence in other cities like Jaipur, Indore, and Goa. For a developer whose recent growth story has been dominated by Gurugram, Mumbai, and Chandigarh, this renewed focus on a tier-2 city like Indore signals confidence in the central Indian market's long-term demand.
DLF's relationship with Indore isn't new. The developer already has a substantial presence in the city through DLF Garden City, an integrated township on AB Bypass Road in Mangliya. The company developed an integrated township, Garden City, spread over 192 acres. When the second phase was rolled out, the company launched 1,300 plots in that phase alone, and DLF was expecting a sales realisation of about Rs 300 crore from the second phase of the project. At the time, DLF's leadership was clear about the city's importance: "We consider Indore as an important market for us and we are happy to launch the second phase of Garden City, which is part of integrated township," the DLF managing director, TC Goyal, said in a statement.
That legacy township remains active in the resale and plotted-development market even today, with listings for plots and independent houses continuing to trade on portals like Housing.com, SquareYards, and Homeonline — a sign that the location on Indore's bypass corridor has held its value over nearly two decades.
The bigger story now is DLF's company-wide expansion push. On the back of record financial performance, DLF has laid out an aggressive growth roadmap. DLF's sales bookings stood at a record Rs 21,223 crore in the last fiscal as against Rs 14,778 crore in the 2023-24. Riding this momentum, the company has guided for continued growth, with targets of ₹20,000-22,000 crore in sales bookings for FY26 and plans to launch residential projects worth over ₹17,000 crore this year — a pipeline that explicitly extends beyond the NCR-Mumbai belt into newer geographies.
Why does Indore matter to a developer of DLF's scale? The city has emerged as one of central India's fastest-growing real estate markets, driven by industrial corridors, IT parks, and improving infrastructure along the bypass and Indore-Ujjain road belt. Competing developers have taken notice too — Godrej Properties, for instance, has been actively acquiring land parcels in the city, having picked up 24 acres after an earlier 46-acre acquisition on Indore-Ujjain Road, underlining how Indore's peripheral corridors are drawing serious institutional capital.
For homebuyers and investors tracking DLF specifically, it's worth being clear-eyed about where things stand. As of now, DLF's Indore plans are referenced as part of its broader multi-city expansion strategy alongside Jaipur and Goa, rather than as a fully detailed, RERA-registered new project with confirmed configurations or pricing. No formal DLF Indore project launch date, tower plan, or RERA number has been publicly confirmed yet. Prospective buyers should treat current information as directional — indicative of DLF's strategic intent to grow its footprint in the city — while waiting for official project announcements, approvals, and RERA registration before making any commitments.
That said, DLF's track record of following through on stated expansion plans is strong. The company's capital position supports this ambition: DLF has been investing heavily in its residential pipeline, and analysts tracking the stock remain constructive on its ability to execute new launches given its land bank and cash flows. If and when a formal Indore project is announced with RERA approval, it will likely draw significant interest given the brand's pedigree and the success of Garden City in establishing DLF's name in the city.
For now, the smartest move for anyone interested in DLF's Indore story is to stay updated through verified channel partners and official DLF communications, rather than relying on early market chatter. This page will be updated as concrete project details, locations, and RERA numbers become available.
