DLF's record launches power Gurugram past Mumbai in ultra-premium home sales.
Enquire NowFor the second year running, Gurugram has done something few would have predicted a decade ago: it has out-sold Mumbai in India's most expensive residential category. A joint report by CRE Matrix and India Sotheby's International Realty shows that in 2025, Gurugram led India with Rs 24,120 crore ultra-luxury home sales, while Mumbai recorded transactions worth Rs 21,902 crore in the same Rs 10 crore-plus segment, and the number of high-end homes sold in Gurugram nearly tripled year-on-year, rising to 1,494 units from 519 units previously.
The scale of this shift is striking. The total sales value has jumped nearly six times in just two years, rising from Rs 4,004 crore in 2023 to over Rs 24,000 crore in 2025, a pace that analysts describe as one of the fastest ultra-luxury market expansions in Indian real estate history. Abhishek Kiran Gupta, Co-founder and CEO of CRE Matrix, said the nearly tenfold rise in luxury home sales over the past two years reflects sustained buyer confidence and strong capital inflows.
DLF sits at the centre of this story. The developer's super-luxury project The Dahlias, a 17-acre development at DLF Phase 5 in Gurugram comprising 420 apartments and penthouses, has become the poster child of the boom. The project has recorded sales bookings of Rs 18,569 crore within 18 months, with nearly 60% of the inventory already sold and apartment prices rising from around Rs 60 crore to nearly Rs 135 crore. In one of the most talked-about deals of the year, DLF sold a penthouse in The Dahlias for Rs 271 crore, one of the costliest per-square-foot residential transactions in India, translating to nearly Rs 2.6 lakh per square foot on carpet area.
Aakash Ohri, MD and CBO of DLF, attributes the demand surge to a fundamental change in what buyers are seeking. Strong demand in the Rs 10 crore-plus segment reflects a decisive shift from mere ownership to the pursuit of a superior living experience, defined by larger, well-designed homes in gated projects offering privacy, security, and curated community amenities. He also points to a widening buyer base, noting that this momentum is driven by sustained wealth creation across technology, start-ups and financial services, alongside a growing base of entrepreneurs and senior professionals, with the luxury buyer profile becoming younger and NRI demand remaining consistently strong.
DLF's other flagship launch, Privana North in Sector 76, has been equally telling of the market's appetite. The company launched and sold all 1,164 luxury apartments in DLF Privana North in Gurugram for about Rs 11,000 crore, following the earlier sell-out of Privana South and West, which together fetched around Rs 12,800 crore. Encouraging response to DLF Privana North reaffirmed sustained demand for high-quality developments backed by a strong brand and superior execution capabilities, the company noted in its results commentary.
Experts point to infrastructure as a key enabler behind the shift. Tina Talwar, Area Director at India Sotheby's International Realty, notes that emerging micro-markets such as Dwarka Expressway, Golf Course Road and Golf Course Extension Road are driving the next phase of expansion. The completion of projects like the Dwarka Expressway, Gurugram Sohna Connector and the Delhi-Mumbai Expressway has given a strong impetus to the overall economy and real estate demand along these corridors, while larger land parcels have allowed developers to build bigger, more amenity-rich homes than are typically possible in space-constrained Mumbai.
Looking ahead, DLF shows no signs of slowing its Gurugram push. The country's largest real estate developer has given sales guidance of Rs 20,000 crore for FY27, as it is expected to launch 25 million sq ft in the medium term, with a sales potential of Rs 60,215 crore, with a pipeline that spans further phases of The Dahlias, new luxury launches such as Hamilton Court 2, and a dedicated senior living project on Golf Course Extension Road. For homebuyers watching the Gurugram market, the message is clear: the city's ultra-luxury segment is no longer a niche curiosity but a mainstream wealth destination, and DLF, as the market's dominant developer, is likely to remain the benchmark against which every new luxury launch in the city is measured.
For buyers considering an entry into this segment, the practical takeaway is timing and location. Corridors like Dwarka Expressway and Golf Course Extension Road, once considered peripheral, are now commanding premium valuations, and established DLF addresses continue to see the fastest price appreciation and resale demand, making early engagement with upcoming launches an important part of any serious luxury home search in Gurugram today.
