Hamilton 2, senior living and Westpark 2 headline DLF's biggest launch year yet.

Speaking on the company's Q1 FY2027 earnings call, DLF Home Developers Managing Director and Chief Business Officer Aakash Ohri confirmed that DLF reiterated that it has a strong residential launch pipeline for FY2027, including Hamilton 2 and the second phase of its Mumbai project, The Westpark. The company has kept its presales guidance steady, with the company maintaining its FY27 presales guidance of ₹20,000 crore.
The most closely watched addition to this pipeline is DLF's first dedicated retirement housing project. Ohri described it directly on the earnings call, saying, "Senior Living, as you know, is a retirement policy scheme that we are going to be launching soon. This is in process now. As soon as we get the data, we will make those announcements accordingly. That is something that we're looking forward to most immediately." The project will come up on Golf Course Extension Road in Sector 63, Gurugram, and is designed at scale, with the development expected to have a revenue potential of around ₹2,000 crore and span nearly 5 lakh sq ft, marking the company's entry into India's emerging senior living market. DLF's push into this segment reflects a broader shift in the housing market, as the planned launch of the senior living project comes as India's retirement housing market gains traction, driven by an ageing population, rising disposable incomes and increasing preference for professionally managed communities offering healthcare, security and lifestyle amenities. The project is expected to sit within DLF's existing Arbour campus on Golf Course Extension Road, with early listings pointing to 4 BHK senior living residences and a tie-up with a leading Delhi-NCR hospital for on-site medical support, though final configurations and pricing will only be confirmed once RERA registration is secured.
On the mainstream residential side, Hamilton 2 is set to be DLF's next big-ticket launch in Gurugram. The project will rise in Sector 28, DLF Phase 4, Gurgaon, one of the most prestigious residential neighborhoods in the city, following in the footsteps of the original Hamilton Court on the same stretch. Industry trackers note that Hamilton 2 is expected to bring 3 BHK and 4 BHK luxury residences targeting the ₹10-20 crore buyer, positioning it as an accessible entry point into the Golf Course Road corridor where DLF's Magnolias and Camellias have long commanded premium resale values. With the site sitting close to established retail and social infrastructure, Hamilton 2 is being watched as a test of continued buyer appetite for DLF's legacy Phase 4 address.
On the Mumbai front, Westpark Phase 2 builds on a launch that already surprised the market. DLF's re-entry into Mumbai came through the launch of its new premium housing project, 'The Westpark', in Andheri West, marking the company's first residential foray into India's financial capital, nearly two years after announcing its plans to re-enter the Mumbai market. The launch took place on July 17, 2025, and included the first phase of development on a strategically located 5.18-acre plot in Oshiwara. That first phase moved fast: DLF launched four towers spanning around 9 lakh sq ft, and the entire inventory was sold out within days, generating nearly ₹2,300 Cr. Buoyed by that response, Phase 2 is being planned at a larger scale, with reports indicating it will comprise approximately 8 lakh sq ft of residential development, including an additional 5 to 6 lakh sq ft of new supply, reinforcing DLF's ambition to build a sustainable, recurring Mumbai business rather than a one-off project.
These three launches sit alongside the rest of DLF's FY27 slate, which also includes ultra-luxury villas in Goa and a large-format project on Golf Course Extension Road's Sector 61. The company's flagship project, The Dahlias, continues to anchor near-term revenue while these new launches are readied; on the same earnings call, management noted that it continues to see encouraging demand across its premium residential portfolio, particularly The Dahlias, and has consciously paced sales there as prices continue to rise, remaining focused on maximising realisations rather than accelerating volumes. The Goa villa project, however, has hit a regulatory snag, with Managing Director Ashok Tyagi noting the project has been delayed due to an ongoing public interest litigation, while Joint Managing Director Aakash Ohri added that although the project has received all required approvals, DLF has chosen not to open bookings until there is complete legal clarity.
For homebuyers, this pipeline offers a mix of entry points across price bands and life stages. Hamilton 2 caters to the established Gurugram luxury buyer looking for a legacy address; Westpark 2 opens up a mid-to-premium Mumbai option for those wanting a branded developer in one of the city's most connected western suburbs; and the senior living project addresses a segment that has largely been underserved by top-tier developers in NCR until now. Analysts tracking DLF have flagged that despite a broader Gurugram housing slowdown, analysts Parvez Qazi and Vasudev Ganatra of Nuvama Research believe DLF's strong brand and execution track record should help it navigate these challenges. As each project moves through approvals and formal launch, buyers should track RERA registration status closely, since pricing and configurations for Hamilton 2 and the senior living project are still being finalised.
With Hamilton 2, the senior living project and Westpark 2 all expected to move from planning to launch within FY27, DLF's pipeline signals a deliberate diversification strategy — deepening its core Gurugram stronghold while testing new categories and geographies. Homebuyers evaluating any of these projects should wait for official RERA numbers and price lists before committing, and treat pre-launch EOIs with caution until formal bookings open.
