India's costliest single-unit home deal just landed on Gurugram's Golf Course Road.

Gurugram's luxury housing market has entered a new price bracket, with entrepreneur Manav Sardana buying a penthouse at DLF's The Dahlias for ₹271 crore, making it one of India's most expensive single-unit residential transactions. The buyer, associated with Imperial Auto Industries, made the purchase after the company was acquired by global private equity firm Warburg Pincus, according to reports on the deal.
What makes this transaction stand out isn't just the headline number. The penthouse has a super area of 17,200 sq ft and a carpet area of 10,500 sq ft, and at ₹271 crore, the transaction works out to around ₹1.58 lakh per sq ft on the super-area basis and nearly ₹2.6 lakh per sq ft on the carpet area. Sources close to the deal confirmed it as the most expensive one it has ever seen for a single residential unit. Two people aware of the transaction said the deal is the costliest single-unit residential transaction in the country.
The per-square-foot pricing is particularly significant when compared against DLF's own previous record-setter. On a carpet-area basis, the Sardana purchase at nearly ₹2.6 lakh per sq ft is also higher than the approximately ₹1.8 lakh per sq ft recorded in Rishi Parti's ₹190-crore penthouse purchase at DLF's The Camellias in December 2024. That December 2024 deal was itself a landmark moment, with the penthouse purchase described as a transaction that sets a new benchmark as the most expensive high-rise condominium deal in the National Capital Region.
It's worth putting the Dahlias number in context rather than reading it in isolation. The distinction between the headline value and the per-square-foot price is important — the ₹271-crore ticket does not make the deal India's largest residential transaction, since Mumbai has recorded larger purchases involving multiple homes or very large combined residences, and while these are larger in absolute value, several involved multiple floors or multiple residential units. Even so, Mumbai still has a deeper market for trophy homes, particularly in established sea-facing neighbourhoods, but the transaction shows how far pricing for the very top end of Gurugram's residential market has moved.
The Dahlias itself has been on a remarkable run since its launch. In October 2024, DLF launched its 17-acre super-luxury housing project 'The Dahlias' at DLF Phase 5 in Gurugram, comprising 420 apartments and penthouses. Within months, the project had become one of the fastest-selling luxury launches in the country. In just nine weeks of pre-launch, DLF recorded sales of Rs 11,816 crore from 173 apartments in the first phase of The Dahlias project, making these figures among the most successful luxury residential project launches in India. By the September 2025 quarter, momentum had only accelerated. According to DLF's latest investor presentation, DLF Ltd has achieved sales bookings worth Rs 15,818 crore till the September quarter in this project, with management informing analysts that 221 units have been sold, at an average price of around Rs 72 crore per apartment.
The buyer profile at Dahlias tells its own story about who's driving Gurugram's luxury boom. Buyers include existing residents of DLF's luxury projects like The Camellias, The Magnolias, and The Aralias, with around 40 percent of buyers upgrading within DLF's developments, 12 percent of sales coming from NRIs, and strong interest from entrepreneurs, industrialists, and high-net-worth individuals. Just weeks before the ₹271-crore deal, another mega transaction hit the books: a Delhi-NCR-based businessman bought 4 apartments, totalling 35,000 sq ft of super area, for Rs 380 crore in this project.
For homebuyers watching from the sidelines, the message is less about affordability and more about what's fuelling the trend. The Golf Course Road belt, home to DLF's Aralias, Magnolias, Camellias, and now Dahlias, is emerging as an exclusive housing corridor comparable to international luxury addresses, with increasing demand and a shortage of ultra-premium properties fuelling rising prices every quarter. Industry voices see this as part of a longer structural shift rather than a one-off spike. As PropEquity founder and CEO Samir Jasuja noted around the Dahlias launch, DLF has been the torch-bearer in defining super luxury living in India by prioritising on customer-centric world class services, amenities and ultra-large sizes of apartments.
What does this mean for the broader Gurugram market? Analysts point out that these headline transactions, while limited to a handful of ultra-wealthy buyers, tend to have a ripple effect on pricing across nearby micro-markets and signal continued investor confidence in the corridor. If DLF's pipeline of forthcoming phases and projects like Privana South is any indication, the appetite for large-format, high-specification homes along Gurugram's growth corridors shows no signs of slowing.
