Jewar Airport takes flight, DLF enters Noida — the Expressway's price story just changed.

Two forces are converging at once: the Noida International Airport at Jewar going fully operational, and DLF — the developer synonymous with Gurugram's Golf Course Road — finalising its first residential footprint in Noida. Together, they are reshaping how buyers, investors, and even existing developers think about pricing along this stretch.
The airport milestone is real and dated. Prime Minister Narendra Modi inaugurated the airport on March 28, 2026, and Noida International Airport at Jewar officially launched commercial flight operations on June 15, 2026, a milestone that took over a decade to arrive and is already reshaping NCR's real estate map. The scale of the project itself justifies the market's attention: it is a massive greenfield project spread over 5,000 hectares with an estimated cost of ₹30,000 crore, expected to handle up to 225 million passengers annually once fully operational.
The price data preceding the launch already tells a story. Property values along the Yamuna Expressway corridor have tripled in the last five years, with apartment prices nearly tripling between 2020 and 2025, while plot values rose by an average of 1.5x, with select micro-markets witnessing up to 5x growth. On the Noida Expressway specifically, average housing prices rose to ₹8,400 per sq ft, up from ₹5,075 per sq ft — a 66% surge in just five years, while the 2 BHK average rate climbed to approximately ₹7,900 per sq ft from ₹4,800. Forecasts remain bullish: analysts project prices to rise further by 28 per cent and 22 per cent for plots and apartments, respectively, over the next two years, citing an increase in infrastructure activity, enhanced livability, and employment opportunities.
Industry voices are framing this as a structural shift rather than a short-term spike. Yash Garg, Director of M3M Noida, said "Jewar Airport inauguration on 28 March 2026 will be a new chapter of history in the real estate sector", adding that Noida, once the hub of affordable housing, is now all set to become a new hub in the region for premium and luxury housing projects. Sahil Agarwal, CEO of Nimbus Group, pointed to the employment side of the equation, noting that as industries and institutions begin operations, they are adding to demand for well-planned housing. Amit Modi, director at County Group, observed that large-scale investments are underway in data centres, information technology parks, logistics hubs, retail and hospitality assets along Noida Expressway and near the airport zone.
The second, arguably bigger, story for this corridor is DLF's own arrival. For decades, Noida was the one major NCR micro-market where DLF had no flagship address — the developer's active pipeline stayed anchored to Gurugram's Golf Course Road, Privana on SPR, and projects in Mumbai, Goa, and Panchkula. That is changing with DLF Sector 108, an upcoming residential development positioned directly on the Noida Expressway. DLF Sector 108 Noida is a premium upcoming residential project spread over 40 acres, with possession slated for December 2029 and prices starting at ₹10 Cr onwards. Market watchers see this as a market-defining entry rather than just another launch: when formally launched, DLF is expected to price at approximately 30% above current Noida benchmarks — approximately ₹33,000-36,000 per sq ft based on the corridor's current ₹27,000 per sq ft quality tier.
That kind of pricing has precedent. On Golf Course Road, when DLF entered the Sector 42-54 corridor with each successive project, the corridor's pricing stepped up for every existing project simultaneously — Camellias' launch repriced Aralias' resale, and Dahlias' launch repriced Camellias. Analysts believe Noida could see a similar ripple, with existing quality benchmarks on the Expressway repricing upward once DLF's Sector 108 project moves from land-finalisation to a formal RERA-registered launch.
Infrastructure is compounding the story. Beyond the airport, the UP Cabinet approved a 17.435 km extension of the Noida Metro Aqua Line, adding 11 new stations connecting Sector 51 in Noida to Knowledge Park V in Greater Noida, at a cost of ₹2,991.60 crore, with a key interchange at Sector 61 linking to the Delhi Metro Blue Line. Add to this the Ghaziabad–Jewar Regional Rapid Transit System and the creation of over 450,000 jobs across upcoming technology and film hubs, and it's clear why supply is scaling up too — more than 52,000 residential units were launched across Noida, Greater Noida, and Yeida between 2022 and 2025.
For homebuyers, the practical takeaway is timing. Prices along the Expressway have already moved substantially, and most experts agree the next leg of appreciation is not a question of if but where and how fast, particularly as airport-linked demand deepens and DLF's entry sets a new institutional price ceiling. Buyers evaluating this corridor in 2026 are essentially choosing between booking into an established, appreciating market today or waiting for DLF's formal Sector 108 launch and the repricing it is expected to trigger across the belt.
