The headline project on this list is DLF's first move outside the NCR bubble — an ultra-luxury villa community in Goa. The "by-invitation" project, located on a 38-acre hill facing the Mandovi River in the Reis Magos area, will feature approximately 62 ultra-luxury villas priced between ₹40 crore and ₹50 crore each. Joint Managing Director Aakash Ohri described it as DLF's first super luxury residential project outside the NCR, setting a new benchmark in the segment. Buyers eyeing a beach-facing second home will appreciate the location: the site offers proximity to popular beaches including Candolim (4 km), Baga (10 km), and Calangute (12 km).

Gurugram, unsurprisingly, remains the busiest market on DLF's calendar, with several distinct launches lined up. The most closely watched is the developer's maiden senior-living project. Within the 25.8-acre DLF Arbour campus on Golf Course Extension Road, DLF is launching one dedicated senior living tower — 172 units at 4,200 sq ft each, priced at approximately ₹32,000 per sq ft. Right behind it on Golf Course Road is Hamilton Court 2, expected to be DLF's biggest single new launch of the year by value. Panchkula, long a quieter part of DLF's portfolio compared to Gurugram, is also back in focus. New plotted supply is being planned within the existing 100-acre DLF Valley township, building on the fact that Panchkula's real estate has grown steadily as a premium alternative to Chandigarh. It's a smaller-ticket, land-parcel play compared to the Gurugram towers and Goa villas, but it signals DLF isn't limiting its expansion to NCR and coastal markets alone.

The financial backdrop to all this activity is encouraging. On its official channels, DLF confirmed it will target sales bookings worth ₹20,000 crore in FY27 based on a strong launch pipeline of residential projects across Gurugram, Mumbai and Goa, with roughly ₹14,000-15,000 crore of that expected to come specifically from fresh launches rather than existing inventory. Much of this confidence stems from how DLF's last big launch performed: the company's super-luxury project 'The Dahlias' in Gurugram has seen overwhelming response, with over 55-60% of inventory sold even ahead of formal launch, and the estimated gross development value has been revised sharply upwards to around ₹42,000 crore from an earlier estimate of approximately ₹29,000 crore.
