Spread across 4.17 acres, The Aureva is planned as a standalone tower with a ground-plus-45-floor design and more than 7.5 lakh sq ft of saleable area. The project comprises four-bedroom homes, each with a private deck and dedicated staff dormitory. Residences include three parking spaces and access to wellness, recreational and lifestyle facilities.

Mint reported an average ticket size of about ₹11.5 crore per home and a sale realization of approximately ₹28,000 per sq ft. DLF held an introduction meeting for channel partners on September 25, and the project reportedly sold out within days. Aakash Ohri, managing director and chief business officer of DLF Home Developers Ltd, said the company received 406 confirmed expressions of interest in the first 48 hours.

According to Ohri, around 65% of buyers came from the National Capital Region and more than 20% were non-resident Indians. Other buyers were from Indian cities and overseas markets. The sales response points to interest in premium homes designed around retirement living, combining private residences with services and shared experiences.

Planned amenities include a luxury clubhouse, fitness and wellness facilities, an indoor pool, spa, yoga pavilion, meditation centre, library and banquet space. The development is also planned to have a professionally managed on-site medical centre with emergency-response support. These facilities form a central part of the project’s senior-living proposition.

The Aureva is DLF’s first project in the retirement-living segment and its first residential launch of 2026. The sell-out comes as the company targets ₹20,000 crore in sales for FY27, with launches worth around ₹20,000 crore planned across Gurugram, Mumbai and Goa. Mint reported that DLF’s sales bookings in April–June 2026 were ₹657 crore, compared with ₹11,425 crore in the same quarter a year earlier. Revenue from operations fell 52.8% year-on-year to ₹1,280.34 crore, while net profit rose 3.9% to ₹794 crore.

The broader market for senior living is also developing. A September 2026 report from the Association of Senior Living India estimated that India had 166.9 million people aged 60 and above in 2026, a figure projected to reach about 347 million by 2050. The report said organized senior-living supply had grown 14.2% annually since 2024, while sector penetration stood at 1.5% and assisted living accounted for less than 10% of organized stock.

DLF has further launches planned for coming quarters, including a second phase of its Mumbai project and a luxury development in Gurugram. The company has not specified launch dates.
