1,164 luxury homes, Rs 11,000 crore, gone in a week in Gurugram.

In a regulatory filing, the realty major announced the sell out of its latest luxury offering, DLF Privana North, valued at approximately Rs 11,000 crore, a historic milestone achieved within just one week. All 1,164 units in the project were booked, and DLF earned ₹11,000 crore within a week of opening bookings, making it one of the fastest and biggest sellouts in Indian residential real estate.
Spread across 17.7-acre project in Sectors 76-77, Privana North is part of DLF's larger 116-acre integrated township on Gurugram's Southern Peripheral Road. The project comprises six residential towers of up to 50 storeys, which are DLF's tallest buildings, with 1,152 four-BHK units and 12 penthouses. According to people familiar with the sales, the average ticket price for a unit was ₹9.5 crore, while the penthouses were priced at around ₹25 crore each. DLF's own filing described the apartments in detail: the four BHK apartments measure a carpet area of around 207 square metres (2,236 square feet) and penthouses extend up to around 450 square metres of carpet area (4,847 square feet).
The sellout wasn't a one-off stroke of luck — it was the third act in a trilogy. Privana North followed the equally rapid sellouts of DLF Privana South and DLF Privana West a year earlier. In May 2024, Privana West sold 795 apartments in just three days, worth Rs 55.9 billion, while in January 2024, 1,113 flats were sold in Privana South in three days, earning Rs 72 billion. Together, the two earlier phases had already launched and completely sold out two projects, 'DLF Privana West' and 'DLF Privana South', for around Rs 12,800 crore, setting the stage for buyer anticipation around the final, tallest phase of the township.
What set Privana North apart architecturally was sheer scale. The project features six stilt+50 floor towers—the tallest residential buildings ever developed by the company, and DLF designed the homes with notably larger private spaces than its earlier launches. Every unit is designed with 3 to 4 car parking spaces, lifestyle kitchens, expansive foyers, and master bedrooms that are 33% larger than previous offerings in the same ecosystem. Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, called it a defining moment for the brand: "Privana North marks a bold evolution of high-rise luxury living in India," while noting it "remains true to the township's core values of low-density living and generous open spaces."
The demand wasn't limited to Gurugram or even India. Buyer interest poured in from across geographies, reflecting how the ultra-luxury segment has broadened beyond local end-users. As Ohri explained, "We saw interest from buyers across India and around the world. The strong sales response reflects a clear, latent demand for DLF offerings, driven by the success of our past projects." Markets reacted immediately too — DLF's stock opened at Rs 864.00 on the BSE, touched a high of Rs 867.00, and at one point during the day, the stock had surged nearly 2% on news of the sellout.
The Privana North windfall also became the single biggest driver of DLF's blockbuster start to the fiscal year. Powered by strong bookings of its ultra-luxury project DLF Privana North in Gurugram, the largest listed real estate company of India posted a strong pre-sales growth in the first quarter, with pre-sales growing by 78 per cent year-on-year and by 500 per cent sequentially to ₹11,430 crore. In fact, Privana North accounted for 96 per cent of the pre-sales, with the rest coming from its Dahlias project. Brokerages took note too, with analysts pointing to DLF's ability to consistently launch and sell out large-format luxury inventory in record time as a key reason for their positive outlook on the stock and the broader company pipeline.
For prospective homebuyers, the Privana North sellout is a clear signal about where Gurugram's luxury market is headed: fast-absorbing, high-ticket, and increasingly driven by NRI and pan-India wealth rather than just local demand. With Privana North fully booked, buyer attention within the township has now shifted toward the earlier Privana South and West phases (nearing possession) and DLF's other super-luxury address, The Dahlias on Golf Course Road, where inventory is still available for those who missed this record-breaking launch.
