DLF deepens its Indore footprint as India's realty major eyes tier-2 city growth.

Recent channel-partner disclosures note that DLF has expansion plans underway in Jaipur, Indore, and Goa, signalling that the Madhya Pradesh capital is back on the company's growth map after years of being a quieter market for the Gurugram-headquartered developer.
DLF's Indore story isn't new. The company has had a presence in the city for close to two decades through its integrated township, Garden City, at Manglia on AB Bypass Road. The company is developing an integrated township, Garden City, spread over 192 acres. The project was rolled out in phases — in the first phase, it had launched 500 plots and 117 houses, generating Rs180 crore — before a larger second phase followed. In the second phase, the company has launched 1,300 plots. It would build two schools, a hospital, three convenience shopping centres and a mall in the township. At the time, the company's leadership was direct about its intent: "We consider Indore as an important market for us and we are happy to launch the second phase of Garden City, which is part of integrated township," the DLF managing director, TC Goyal, said in a statement. That same conviction appears to be resurfacing as DLF scouts fresh growth avenues beyond its core NCR and Mumbai markets.
The timing is hardly a coincidence. Indore has spent the last few years cementing its status as one of India's most closely watched tier-2 real estate destinations. Indore stands as a perfect example of this transformation. As the cleanest city in India for eight consecutive years, Indore combines modern infrastructure with livability. With projects like the Super Corridor, Metro Rail, and expansion of the Indore-Ujjain highway, the city has become a real estate hotspot. The presence of leading IT companies like Infosys and TCS, along with top educational institutions such as IIT and IIM, further fuels property demand across residential, commercial, and industrial sectors. Guideline rates have moved sharply in step with this demand, with an average hike of 26% in guideline rates proposed, with certain areas experiencing increases ranging from 51% to 190%. Infrastructure upgrades are adding further momentum — these projects are already influencing real estate demand across Indore's most dynamic corridors, such as the Super Corridor and Ujjain Road, and the launch of residential land along the M3R has notably boosted investor optimism, with projected property value growth of 30–40% in some zones.
DLF's renewed interest in Indore also fits a larger national pattern of aggressive expansion. The developer has been on a launch spree across its core markets, and its financials reflect that confidence. DLF's sales bookings stood at a record Rs 21,223 crore in the last fiscal as against Rs 14,778 crore in the 2023-24. Looking ahead, the company has laid out an ambitious pipeline. Realty major DLF Ltd plans to launch housing properties worth over Rs 17,000 crore this fiscal year to capitalize on the strong demand for luxury homes, and in its latest investors presentation, DLF informed that the company launched 7.5 million square feet area during the last fiscal for sale with an estimated revenue potential of Rs 40,600 crore. Q1 FY26 results underscored this momentum, with revenue nearly doubling to Rs 2,716 crore in Q1 FY26, as DLF met strong demand for luxury homes and continued expansion in Mumbai, Goa, and Gurugram.
For Indore homebuyers, this expanding pipeline could translate into more organised, amenity-rich developments in a market that has traditionally been dominated by regional and mid-sized builders. DLF's plotted-development model — schools, hospitals, retail and landscaped open spaces built into a single township — is a format the company has refined over decades across Gurugram, Panchkula and Lucknow, and one it appears keen to replicate in Indore's fast-growing corridors.
Market analysts remain optimistic about DLF's ability to execute across new geographies. Commenting on the developer's broader strategy, analysts noted that with steady pre-sales in the medium term, DLF — with its stable annuity cash flows and fully paid-up land banks — remains extremely well placed to scale up across segments and newer geographies. As DLF firms up its next move in Indore, buyers evaluating plots or homes in the city now have reason to watch the Super Corridor and AB Bypass Road belts closely, given both their existing DLF presence and the infrastructure upgrades reshaping these micro-markets.
While formal project details, pricing and RERA approvals for any new Indore launch are yet to be announced, the direction of travel is clear: a developer with a nearly two-decade legacy in the city is signalling it isn't done building here.
