DLF has laid out one of its most ambitious growth plans in years. Real estate major DLF said on May 14 that it expects to launch luxury housing projects in Gurugram, Mumbai and Goa in FY27 with a combined revenue potential of around ₹20,000 crore, according to DLF Home Developers Ltd Managing Director Aakash Ohri. Speaking to analysts on the Q4 FY26 earnings call, DLF Managing Director Ashok Kumar Tyagi stated that sales bookings are expected to be around ₹20,000 crore in FY27, of which around ₹14,000–15,000 crore is expected to come from new launches planned during the fiscal, while the remaining sales are likely to be driven by The Dahlias project in Gurugram.

The headline launch in the pipeline is a new Gurugram tower on Golf Course Road. The single largest new launch in DLF's FY27 pipeline is Hamilton Court 2 in DLF City, Gurugram — a luxury residential project on Golf Course Road with a GDV of ₹8,000-9,000 crore. Alongside it, DLF is preparing a dedicated senior-living tower within its Golf Course Extension Road campus. Within the 25.8-acre DLF Arbour campus on Golf Course Extension Road, DLF is launching one dedicated senior living tower — 172 units at 4,200 sq ft each, priced at approximately ₹32,000 per sq ft. The project is positioned as care-first housing, with Antara-managed care, 24-hour nursing, on-campus doctors and emergency ambulance service.

Goa is the most striking new addition to DLF's map. According to industry trackers, DLF is preparing to launch its first residential project outside the NCR: approximately 60–65 ultra-luxury villas in Reis Magos, North Goa, on 38 acres of hilltop land overlooking the Mandovi River. Pricing is positioned between ₹40–60 crore per villa, with 6 BHK and 8 BHK configurations in Portuguese-Goan architectural style. However, buyers should note that the formal launch has been delayed by public interest litigation, but management expects resolution and market entry within FY27, with possession targeted for June 2028. Officially, Ohri said the company's ultra-luxury villa project in Goa's Reis Magos is expected to be launched sometime this year.

Panchkula, meanwhile, represents a quieter but steady growth story for DLF outside the NCR-Mumbai luxury corridor. The developer's existing 100-acre-plus DLF Valley township near the Shivalik foothills is being expanded with new plotted and low-rise inventory. Within this community, the project offers a range of 3 BHK independent luxury apartments across a sprawling 200-acre expanse, comprising a total of 400 units, with each independent apartment starting at 1,750 to 3,500 square yards. The township is already well established, with this unique community already home to 1,100 happy families nestled in the foothills. Separately, a newer plotted launch — DLF Pinjore Panchkula — is coming up nearby, offering residential plots and low-rise floors located in Sector 3 of the Pinjore Kalka Urban Complex in the Panchkula district of Haryana, with convenient access to the NH5, which provides smooth travel to Shimla, Solan, and other locations in North India.

This pipeline arrives at an interesting moment for DLF. The country's largest listed real estate company, DLF, had a weak first quarter (April-June/Q1) of 2026-27 (FY27) in terms of presales, or bookings, due to the absence of launches. Analysts, however, remain confident about the year ahead. Analysts Parvez Qazi and Vasudev Ganatra of Nuvama Research believe DLF's strong brand and execution track record should help it navigate these challenges, and the brokerage has maintained a 'buy' rating, with a revised target price of ₹780, up from ₹722 earlier.

Much of the confidence stems from DLF's continuing run with The Dahlias, its super-luxury Golf Course Road project that is effectively subsidising the launch calendar. The company highlighted the strong performance of its super-luxury residential project, The Dahlias, in Gurugram, which has recorded sales bookings of ₹18,569 crore within 18 months, with nearly 60% of the inventory already sold and apartment prices rising from around ₹60 crore to nearly ₹135 crore. The project has continued to draw high-profile buyers — former India cricketer Shikhar Dhawan bought an apartment in the project for about ₹69 crore, while veteran investor Madhusudan Kela purchased a 6,233 sq ft carpet-area apartment for ₹120.71 crore in 2026.

For homebuyers, the pipeline signals distinct opportunities depending on budget and city preference. Gurugram's Hamilton Court 2 and the Sector 61 GCER launch target the ultra-luxury segment on Golf Course Road and its extension; the Arbour senior-living tower opens a new category for retirees and NRI families planning ahead for parents; Goa's Reis Magos villas cater to second-home and coastal-luxury buyers once the PIL is resolved; and Panchkula's plotted and low-rise inventory remains one of the more accessible entry points into the DLF brand outside NCR. As DLF works through this calendar over the coming quarters, buyers tracking specific projects should watch for RERA registration and formal launch announcements before booking.
