The project reflects the developer's broader strategy of expanding its annuity (rent-yielding) portfolio beyond its traditional Delhi-NCR base, and Chennai is emerging as a key market in that push.
Spread across roughly 27 acres, DLF Downtown is poised to be the new epicentre of Chennai's IT corridor, with this expansive space set to have 6.8 million sq.ft. of workspace once fully built out. The development is designed as a multi-block campus rather than a single tower. According to project details, DLF Downtown is strategically located in the heart of Old Mahabalipuram Road at Taramani, the IT Central Business District of Chennai which is already home to over 100+ MNCs, and is planned as a multi-block campus development with inter-connected office blocks at the podium level and a host of retail amenities for a perfect work-life integration.
The scale of investment underlines DLF's confidence in the Chennai market. Company officials have previously stated that DLF's second commercial project 'DLF Downtown' is being set up at an outlay of Rs 3,200 crore in the city in a move that would strengthen its presence here, while more recent estimates from industry reports put the total investment closer to Rs 5,000 crore as the project has expanded in scope. Once operational, DLF Downtown will bolster DLF's commercial presence in Chennai, raising its total owned workspace in the city to an impressive 14 million square feet.
Anchor leasing activity has already validated the project's positioning. In one of the largest commercial real estate transactions of its time, Standard Chartered GBS office in DLF Downtown, Chennai will be its largest campus globally. Industry sources have also noted that DLF has leased significant space to Standard Chartered Global Business Services, with additional occupiers including banking, financial services, and technology firms following suit as construction has progressed. Sriram Khattar, Managing Director of DLF Rental Business, had earlier remarked on the scale of the opportunity, noting that a development like DLF Downtown in a location like Taramani should generate an additional income of Rs 700-750 crore when fully functional.
Construction has been progressing steadily across phases. Facade and structural work has continued through 2025 and into 2026, with reports confirming that Innovators Facade Systems has secured a ₹93.77 crore order from DLF Info Park Developers for façade glazing works at DLF Downtown, Taramani, covering Blocks 4 and 5, with completion expected in 14 months. This follows the completion of earlier phases, and DLF's own regulatory filings confirm ongoing compliance reporting for the project, including a Six monthly Compliance report-June 2026-DLF IT Park-Taramani filing, indicating active, phase-wise progress toward full delivery.
At a corporate level, DLF's Chennai push fits into a larger annuity growth story. In its most recent shareholder communication, DLF's leadership confirmed that new buildings in 'Downtown Gurugram' and the Chennai project are completed, and the company remains committed to growing its annuity portfolio, with an ambitious target to cross annual rental revenues of ₹10,000 crore in the medium-term. Analysts tracking DLF's rental arm, DCCDL, have also flagged Downtown Chennai as a near-term revenue driver, noting that rentals from completed towers were expected to start flowing in through FY25 and beyond, adding meaningfully to the group's overall office rental income, which itself has been posting double-digit annual growth.
For investors and enterprises evaluating Chennai's commercial real estate, DLF Downtown represents one of the most closely watched projects in the city today. Its combination of scale, an established micro-market, marquee anchor tenants, and DLF's execution track record positions it as a bellwether for how Grade-A office demand is evolving in South India's IT hub.
