DLF deepens its Chennai bet, building the city into its next big rental engine.

The developer currently holds a leading presence in the city with 11.4 million sq ft of operational office portfolio and another 3.6 million sq ft under construction, making it the largest institutional developer of Grade-A offices in Chennai. That footprint is anchored by two landmark campuses, DLF Cyber City in Manapakkam and DLF Downtown in Tharamani, both of which continue to see fresh leasing activity from global occupiers.
DLF Cyber City Chennai spans 43 acres and has roughly 8.4 million sq ft of operational office space, positioning it as the largest operational business district in South India catering to both SEZ and non-SEZ tenants. Just a few kilometres away on the OMR-Tharamani stretch, DLF Downtown is emerging as the city's newest IT corridor epicentre, spread across a 28-acre campus with close to 7 million sq ft of planned space. Phase 1 of Downtown is already operational, and Phase 2, comprising Towers 4 and 5, is set to add another 3.6 million sq ft of next-generation workspace to the campus.
The leasing momentum backs up the scale of construction. Bank of America signed one of the biggest office deals of 2023 in India, taking up 1.1 million sq ft at DLF Downtown for its Chennai back-office operations, a transaction that ranked among the bank's largest captive centres outside the US. Standard Chartered's Global Business Services arm has also committed close to a million sq ft at the same campus, with Tamil Nadu Chief Minister MK Stalin laying the foundation stone for the building. Together, these anchor deals underline how Chennai's Grade-A office market, driven heavily by BFSI and GCC demand, has become one of the hottest leasing corridors in the country.
DLF's Chennai push is part of a broader ₹5,000 crore investment plan aimed at making the city its second-largest commercial market after Gurugram. Amit Grover, Executive Director of DLF Offices, has spoken about the intent behind this scale-up, stressing the importance of creating contemporary workspaces set within a safe and sustainable ecosystem. The company is layering this ambition with sustainability credentials too, its Chennai campuses fall under a portfolio where DLF Offices has achieved LEED Zero Water and other green certifications across its major cities, including Chennai.
Zoom out to the group level, and the Chennai expansion sits within a much larger annuity growth story. DLF's rental arm, DCCDL, reported an operational rental portfolio of 43 million sq ft as of FY25, with another 12 million sq ft under construction across Gurugram, Noida, Chennai and Hyderabad, and posted an 11 per cent rise in office rental income to ₹3,874 crore for the year. Speaking at the company's 60th AGM, DLF Chairman Rajiv Singh confirmed that new buildings in Downtown Gurugram and the Chennai project have been completed, and reiterated the group's ambition to cross ₹10,000 crore in annual rental revenue over the medium term.
For homebuyers and investors tracking Chennai's real estate trajectory, this office expansion matters well beyond the commercial segment. Large-scale Grade-A office campuses typically pull in high-paying corporate talent, which in turn fuels demand for quality housing, retail and social infrastructure in the surrounding micro-markets. Tharamani and Manapakkam, the two localities anchoring DLF's Chennai portfolio, are already seeing a ripple effect on residential interest as GCCs and MNCs commit to long leases in the vicinity. As DLF's Downtown Phase 2 comes online and the broader 20 million sq ft development pipeline progresses, Chennai's west and south IT corridors look set for a sustained upcycle in both commercial and residential demand.
