Four cities, one ambition: DLF charts its biggest multi-year residential expansion yet.

DLF plans to launch Rs 60,000-crore residential projects over five years, targeting 37 msf across Gurugram, Mumbai, Goa, and more. According to the company's investor presentation, DLF has an identified medium-term launch pipeline of around 25 million square feet with sales potential of ₹60,215 crore, and combined with ongoing projects, is targeting 37 million square feet of projects worth ₹1.14 lakh crore over the medium term.
The pipeline is spread across three broad categories. The super-luxury category, including marquee projects like 'The Dahlias', accounts for around 1 million square feet with sales potential of ₹2,500 crore, while the luxury housing category, such as 'The Privana' ecosystem, comprises 21 million square feet worth ₹55,000 crore, and premium housing adds another 2.3 million square feet with roughly ₹2,000 crore potential. This spread signals that DLF is not simply chasing ultra-luxury headlines but building a layered portfolio that spans senior living, premium housing, and marquee coastal villas.
Goa remains the most-watched piece of this puzzle. The 'by-invitation' project, located on a 38-acre hill facing the Mandovi River in the Reis Magos area, will feature approximately 62 ultra-luxury villas priced between ₹40 crore and ₹50 crore each, with the location offering proximity to popular beaches including Candolim (4 km), Baga (10 km), and Calangute (12 km). Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, has described it as DLF's first super luxury residential project outside the NCR, setting a new benchmark in the segment. However, the launch has faced hurdles. Speaking during the company's Q1 FY27 earnings call, Managing Director Ashok Tyagi said the project has been delayed due to an ongoing public interest litigation (PIL). Even so, the company remains confident. DLF has said its much-awaited luxury residential project in Goa is expected to be launched during the current financial year, and the project, which has witnessed strong customer interest, is estimated to contribute around ₹2,000 crore, or nearly 10%, of the company's FY27 sales guidance.
Gurugram continues to be the engine room of DLF's growth story. The developer has highlighted continued demand for its ultra-luxury project, The Dahlias in Gurugram, where nearly 65% of the inventory has already been sold. Apartments in the project are now priced at over ₹1 lakh per sq. ft., with 25-30% of buyers coming from outside the National Capital Region, including a growing number of NRIs. Beyond Dahlias, the company's near-term calendar is packed. According to DLF MD Ashok Tygai, in the next 18 months several projects will be launched across different locations, including Arbour 2 senior living, The Dahlias phase-2, Westpark-2 in Mumbai, the Goa project, Hamilton, and next phases of Privana.
Mumbai marks a strategic new front for the developer. Mumbai represents a particularly important market because it is India's most expensive property destination, and entry into the city's luxury segment signals a company's ambition to compete at the highest level of the real estate industry. The developer's Westpark project in Andheri West has already seen strong early traction, with the next phase expected as part of the FY27 pipeline. Panchkula, meanwhile, gives DLF a foothold in the Chandigarh Tricity market, adding geographic diversification beyond its traditional NCR and Mumbai focus.
The scale of ambition comes against a backdrop of near-term operational headwinds. For the first quarter of FY27, DLF reported a 4% year-on-year increase in consolidated net profit to ₹794 crore, while total income declined 46% to about ₹1,606 crore due to deferred launches, and sales bookings also weakened during the quarter as projects awaited approvals. Despite this, the company has stayed the course on its guidance. Despite a subdued first quarter due to delayed project launches, the company has reiterated its FY27 pre-sales target of ₹20,000 crore, expressing confidence in continued demand for premium and luxury homes. Management remains optimistic about the medium term. Management has indicated that the company's strong brand equity, healthy balance sheet and extensive land bank position it well to benefit once approvals are secured and launches resume at scale.
For homebuyers, this translates into a rare window of choice. Over the next 18-24 months, buyers can expect a senior living debut in Gurugram, the next chapter of the record-breaking Dahlias, a coastal ultra-luxury villa community in Goa, fresh premium supply in Mumbai's Andheri belt, and new plotted or residential offerings in Panchkula. Ohri has added that DLF will also pursue additional phases of its Privana development and new investments in Panchkula during the next financial year, stating the company's immediate focus is on strengthening construction capabilities to ensure timely delivery. With a diversified pipeline spanning four states and multiple price points, DLF's Rs 60,000 crore plan is shaping up to be one of the most closely tracked launch calendars in Indian real estate over the next few years.
