Delhi-Alwar Namo Bharat: The Infrastructure Game-Changer Reshaping NCR Real Estate

The Delhi-Alwar Regional Rapid Transit System (RRTS) is a 164-km long semi-high-speed rail corridor that will connect Delhi, Gurgaon, Rewari and Alwar. With maximum speeds of 160-180 km/h and an average speed of approximately 105 km/h, this is a rapid transit system designed for inter-city commuting. Branded as Namo Bharat and developed by the National Capital Region Transport Corporation (NCRTC), this transformational project is already shaping investment patterns across Haryana and Rajasthan.

Faster travel times to Delhi and other NCR centres are expected to reshape buyer preferences, as shorter commutes outweigh higher property prices for many homebuyers. Upon completion, this branch of the rapid transit system is expected to have a daily ridership of 8.5 lakh passengers.

The industrial zone spanning Gurugram to Neemrana stands to benefit most. Areas such as Manesar, Dharuhera, Rewari, Bawal and the SNB belt already house major manufacturing, warehousing and automotive units, but daily movement across these regions remains heavily dependent on road transport. Slated to be built on a budget of Rs 37,000 crores, the Delhi-Alwar Regional Rapid Transit System will seamlessly connect the capital city of India with its peripheral towns. Currently, work and testing activities on the first section which stretches from Delhi to SNB-Shahjahanpur-Neemrana-Behror (around 106 km), are taking place. The fully built line will feature 22 stations, but Phase 1 will add 16 stations. For homebuyers and investors, the takeaway is clear: location advantage near stations, industrial zones, and highway connectivity will drive long-term value creation across this emerging corridor.
