Patto Plaza, Panaji

Patto Plaza sits right in the middle of Panaji, on the banks of the Ovri creek near the Mandovi River, and has grown into the state's most important commercial address. EDC Limited developed a vast land area of about 1,77,000 sq.mts at Patto Panjim in 1985 to create a business centre for the city of Goa. Since then, the reclaimed and levelled plots have been allotted to institutions and corporates, turning what was once marshland into a planned, walkable commercial district.

Today, Patto Plaza is the most important Central Business area of Goa housing State and Central government entities such as RBI, LIC, SBI, Bank of India, Income Tax Dept., Passport Dept., along with major business establishments like Vedanta Ltd., Dempo Trade Centre and Gera Imperium. This concentration of government offices, banks and corporate towers means Patto Plaza sees steady daytime footfall through the week, which is exactly why the locality now draws big-ticket retail investment as well.

DLF has picked Patto Plaza for two large commercial bets: a premium retail and office development called DLF Panjim, and DLF Promenade Goa, a full-format shopping mall. DLF Retail is entering the Goa market with Patto Plaza, a 0.3 million square feet premium offering at one of the most prime localities in the city. DLF Malls, the retail arm of real estate developer DLF Limited, is entering West India with the launch of its first shopping centre in Goa, to be located in Panjim, the state's capital.

The locality has also benefited from civic upgrades under the Panaji Smart City programme. The Smart City headquarters at Patto and the Pedestrian Spine at the EDC Patto Plaza were among the projects inaugurated as part of a wider push to modernise Panaji's infrastructure, adding to Patto Plaza's appeal as a live-work-shop destination rather than just an office district.
