New roads, an elevated corridor and a proposed metro line are reshaping Gurugram's fastest-growing address.
Enquire NowSouthern Peripheral Road (SPR) has quietly become one of Gurugram's most talked-about real estate addresses, and a fresh round of infrastructure announcements is only adding to the momentum. SPR is a 16-km arterial corridor connecting Gurgaon-Faridabad Road to NH-48, linking key roads such as Golf Course Road and Sohna Road at Badshahpur Chowk, easing congestion and reducing travel time. The corridor spans multiple sectors, including 69, 70, 70A, 71, 72, 73, 74, 76, 77, 78, 79, 79B, and 80, making it a major growth belt in Gurugram.
The numbers tell a clear story. Property prices along SPR have surged nearly 125 per cent between December 2022 and December 2025, with average prices now exceeding Rs 17,000 per sq ft. Separately, other market trackers have logged an equally sharp climb, with property values along SPR rising from approximately ₹7,690 per sq ft in 2020 to ₹18,000 per sq ft by mid-2024. This growth reflects strong end-user demand, healthy residential absorption, and rising preference for well-planned, well-connected developments.
Infrastructure is the backbone of this rally. Major infrastructure projects are underway to further improve connectivity and reduce congestion, with Gurugram Metro Rail Limited (GMRL) proposing the 36-km Sector 56-Pachgaon Metro corridor with 28 elevated stations. A key feature is the planned double-decker viaduct between Ghata Chowk and Vatika Chowk, integrating a metro line and an elevated road on common piers, at an estimated cost of Rs 8,500 crore. On the elevated-road front, the current status of the SPR elevated corridor in 2026 is proposed, with fresh procurement awaited for the NH48-Vatika Chowk stretch and DPR preparation initiated for Vatika Chowk-Ghata.
The Haryana government has backed this vision with fresh budgetary commitments. Among the most significant announcements is a 14-kilometre elevated road corridor connecting Ghata to NH-48 via Vatika Chowk, with an estimated cost of nearly ₹2,900 crore, expected to ease traffic along one of the busiest stretches in the city. A separate initiative revives an older plan: the Greater Southern Peripheral Road project, a 21-kilometre road connecting Sector 58 to IMT Manesar, will require acquisition of approximately 671 acres of land across 14 villages and will function as an outer ring road for New Gurugram. Earlier budget allocations had already set the stage, with the Haryana government announcing a massive Rs.2,000 crore investment for SPR's infrastructure upgrades in the 2025-26 budget, while GMDA sanctioned an ₹8.25 crore development for the Vatika Chowk-NH-48 stretch, including footpaths, cycle tracks, and pedestrian enhancements.
Developers are reading this as more than a road-widening story. Over the last ten years, areas that have witnessed significant improvement in road connectivity, such as Golf Course Road and Dwarka Expressway, have seen appreciation in property prices, and market experts believe this new elevated corridor could create similar momentum in the surrounding micro-markets. Absorption data backs the optimism: housing demand along SPR has witnessed a six-fold jump according to PropEquity data, with the region recording absorption of 10,240 units between 2020 and March 2025, up sharply from 1,535 units sold during 2015 to 2019.
DLF has been among the earliest and largest bettors on this shift. DLF 6 spans across 116 acres along SPR, which real estate consultancy Anarock describes as a key micro market within Gurugram's real estate landscape, spanning from the juncture of Gurugram-Faridabad Road near Sector 58 to its convergence with NH-48 near Sector 74A. The response to DLF's SPR launches has been striking: in this 116-acre township, the company had launched and completely sold out two projects, 'DLF Privana West' and 'DLF Privana South', for around Rs 12,800 crore, with all 795 apartments of the 12.57-acre Privana West project selling out for Rs 5,590 crore within three days of launch. The third phase followed the same pattern, with DLF's Rs 11,000-crore luxury project Privana North completely selling out in just one week, spread across 17.7 acres with six stilt+50 storey premium towers.
DLF leadership has been vocal about the corridor's trajectory. As Aakash Ohri, Joint MD and Chief Business Officer of DLF Homes, put it, "Gurugram is growing fast, with many new infrastructure projects," calling it one of the fastest growing areas along SPR. Industry voices on the ground echo this. Rajesh Ojha, Founder and CEO of channel partner Infinity Investments, noted that DLF's SPR township will be one of the most integrated and futuristic in Gurugram, given the attention to detail in its planning, with wider roads, dedicated green corridors, walkable infrastructure, and compliance with the latest safety norms.
For homebuyers watching the corridor, the combination of committed road and metro infrastructure, rising absorption, and a deepening bench of premium developers makes SPR one of the more closely tracked growth stories in Gurugram real estate right now. The corridor is increasingly attracting buyers looking for a balance between luxury living and convenient connectivity, and New Gurgaon has emerged as a preferred destination for buyers seeking modern infrastructure and comparatively better value. As execution on the elevated corridor and metro proposals moves from paper to construction over the next few years, the sectors flanking SPR are likely to remain at the centre of Gurugram's next growth chapter.
