DLF adds 14 lakh sq ft of retail space with new malls across Goa, Delhi,
Enquire NowDLF, India's largest listed real estate developer, is expanding its retail footprint in a big way this financial year. Real estate developer DLF is set to expand its retail portfolio in FY26 with plans to launch a shopping mall in Goa and two neighbourhood plazas in West Delhi and Gurugram, adding nearly 14 lakh square feet of retail space. Speaking to PTI, Pushpa Bector, Senior Executive Director and Head of DLF Retail, confirmed the upcoming launches, saying "We have three openings lined up this year," underlining the company's confidence in organised retail's growth trajectory in India.
The first of the three has already opened its doors. DLF Midtown Plaza opened in Moti Nagar, a neighborhood-focused retail destination by DLF Malls, designed as a curated lifestyle hub within the larger DLF Midtown ecosystem. The multi-level retail development spans approximately 2,80,000 sq ft of gross leasable area across nearly 2 acres of land, comprising two basement levels, a plaza floor, ground level, and four upper floors. The plaza already features a strong lineup of brands, including Crossword Bookstores, Nykaa Luxe, Kama Ayurveda, GKB Opticals, Third Wave Coffee, Amama Jewels, The Body Shop India, and Faber. Its residential catchment includes Capital Greens I, II and III along with ONE Midtown, together housing more than 3,500 families.
Next up is Gurugram. DLF Summit Plaza in Gurugram is expected to go live later this year, covering 4.8 lakh sq ft, with over 4 lakh sq ft dedicated to retail and the remainder planned for coworking spaces. The Gurugram 'DLF Summit Plaza' will open as part of the DLF Phase 5 real estate development, which includes premium apartment communities. Bector has described the format as a premium neighbourhood plaza offering "premium cafes, F&B, gifting and curated fashion along with an experiential cinema and an upscale wellness zone" for residents in the surrounding community.
The headline project, however, is in Goa. Early next year, Goa will welcome its largest shopping mall yet, a 7 lakh sq ft retail hub, with Bector calling it a landmark project for the state. The project will be named DLF Promenade and will be located in Panjim, the state's capital, marking a strategic expansion into one of India's most popular leisure and tourism destinations. Spanning over seven lakh square feet, the mall will house more than 300 brands, including Indian and international labels across fashion, lifestyle, food and beverages, home décor, and consumer electronics categories.
A common thread runs through the Delhi and Gurugram launches. Interestingly, the Delhi and Gurugram malls are located close to existing DLF residential complexes, a strategic move to serve the growing population in these neighbourhoods. This mixed-use approach mirrors DLF's broader philosophy of embedding retail within its residential ecosystems, giving homeowners walkable access to daily conveniences, cafés and entertainment.
Beyond these three launches, DLF's retail ambitions run deeper. The company is building a 25 lakh sq ft mall in Gurugram, which is expected to become one of the largest in the country once complete. This comes on top of an already sizeable base: DLF's retail footprint currently includes eight properties, with a total area of around 45 lakh sq ft. Bector has pointed out that the organised retail sector has rebounded significantly after the pandemic, with increased footfalls and strong sales across DLF's existing malls, driven by resilient domestic demand, particularly in lifestyle categories. The food and beverage segment remains a high performer, currently accounting for about 20–22% of the company's retail occupancy.
Most of these commercial assets sit under a well-established structure. Most of DLF's commercial assets, including malls and office parks, fall under DLF Cyber City Developers Ltd (DCCDL), a joint venture with Singapore's sovereign wealth fund GIC, which gives the retail arm access to deep capital for large-format developments. On the residential side, DLF has continued to signal confidence despite a softer quarter, with company leadership noting that the company expects the upcoming launches to capitalise on strong homebuyer sentiment, particularly in markets such as Gurugram and Delhi-NCR, where luxury residential demand has remained healthy.
For homebuyers and investors tracking DLF's micro-markets, this retail push carries real significance. Integrated retail hubs typically raise convenience and footfall for the surrounding residential catchments, which can support demand and pricing in areas like Moti Nagar, Sector 54 in Gurugram, and DLF's upcoming Goa cluster. As DLF continues to layer retail infrastructure onto its residential townships, buyers in these corridors gain not just a home, but a fully serviced neighbourhood built around daily convenience, dining and entertainment.
