India's largest realty major posts record sales bookings and expands recurring income portfolio
Enquire NowDLF's new sales bookings reached ₹11,425 crore in Q1 FY26, marking a 78% jump over the year-ago period. The company posted a net profit of ₹762.67 crore in the April-June quarter of FY26, compared to ₹644.67 crore in the same period last year, representing an 18% year-on-year increase in consolidated net profit.
The realty major's total income rose to ₹2,980.88 crore during the quarter, a significant increase from ₹1,729.82 crore in the corresponding quarter of the previous year. The growth was powered by strong consumer appetite for premium housing, particularly from newly launched luxury housing projects in Gurugram. Till date, the company has received ₹11,985 crore in bookings for The Camellias and ₹14,194 crore for The Dahlias.
Beyond residential launches, DLF's annuity business—its recurring income stream—also delivered robust results. The company's rental income rose to ₹1,326 crore, marking a 15 per cent Y-o-Y growth. Rental income from office and retail assets rose 16% to ₹5,525 crore in FY26, supported by better leasing momentum in key assets. This is driven by the rental portfolio standing at 50 million square feet and operating at 95% occupancy.
DLF has set an "ambitious" target to cross annual rental income of ₹10,000 crore in medium term from the company's commercial properties. The company's commercial portfolio—primarily office complexes and shopping malls operated through subsidiary DCCDL—provides stability, especially as the company's investor presentation highlighted Gurugram and Chennai as the main markets driving performance.
During the quarter, the company commissioned an additional 1.1 million square feet at DLF Downtown in Chennai, strengthening its presence in the southern commercial market. This expansion is part of broader infrastructure build-out to support the annuity strategy and diversify geographical risk.
For homebuyers, DLF's dual-business model—strong residential presales coupled with a growing, stable annuity income—suggests the developer maintains financial strength to execute delivery timelines and expand its project pipeline. During FY26, DLF recorded sales bookings of ₹20,143 crore and a net profit of ₹4,408 crore, while its annuity portfolio expanded to around 50 million sq ft. This positions DLF as a developer with both execution capability and long-term capital stability.
