A landmark 29-acre acquisition sets the stage for DLF's next big Gurugram launch.
Enquire NowIn one of its most significant land moves in years, DLF Ltd has entered into an agreement to acquire a 29-acre land parcel on the prestigious Golf Course Extension Road in Gurugram, near Sector 61, for a consideration of Rs 825 crore. DLF said it will pay Rs 825 crore to two lenders who have control over the land with a development potential of 7.5 million sq ft. The deal marks a rare and notable event for the company, as the land deal is a first for DLF after many years.
The transaction structure is unusual and reflects DLF's strategy of using its strong balance sheet to unlock stalled or distressed land parcels. The land has been mortgaged by realty firm IREO with some financial institutions. Rather than buying the land outright from the original developer, DLF chose to acquire the debt itself. In a regulatory filing, DLF said that it has entered into an agreement with Standard Chartered Bank, Singapore Branch, DB International (Asia) Limited, Singapore and Deutsche Investments India to take over the bonds. As DLF's own leadership explained on an investor call, "We have been working with the two lenders and the developer for almost 12 months trying to structure this transaction. Today we have signed up the documents to acquire the debt from these two lenders. It may take over 12 months to bring it to the market, but it will be a very big addition to our portfolio," said managing director Ashok Kumar Tyagi during an investors' call.
Importantly, the headline figure of Rs 825 crore may not be the final number. "We are in the process of finalising our agreement with the developer for acquisition of these 29 acres with the requisite FAR. Therefore, the consideration would be slightly higher than Rs 825 crore, which is the price at which we have bought these bonds from the current bond holders so that now we are the lender," Tyagi said. Of the total land, a large chunk is already tied up in the debt structure DLF has stepped into. It is with certainty that 25 acres of the identified land are indeed part of the mortgaged land.
This acquisition came at a time when DLF was reporting strong financial momentum. DLF posted a 26% increase in December quarter net profit, benefitting from record sales bookings, clocking a net profit of Rs 648 crore for the quarter and sales bookings of Rs 9,047 crore. The company was also on an aggressive launch spree during the same period, having launched three new projects, two in Gurugram and the other in Panchkula, totalling more than 5 million square feet during the quarter.
Why does this matter for homebuyers? Golf Course Extension Road (GCER) has emerged as one of Gurugram's hottest luxury corridors, and this deal cements DLF's dominant position there alongside rivals like Elan and M3M. Tier-1 institutional players including DLF, Elan, and M3M control the majority of GCER. Pricing on the stretch has been climbing steadily; the average residential property price on Golf Course Extension Road was about ₹18,887 per sq ft in Q1 2026, while premium properties sold for over ₹22,821 per sq ft, with rental yields ranging from 3.0% to 4.7%.
More recent market reporting indicates the 29-acre parcel is finally moving toward an actual launch. Industry trackers now list a DLF Sector 61 project on this very land bank, expected with 4 and 5 BHK ultra-luxury residences spanning 4,000-12,000 sq ft with penthouses planned, priced around Rs 45,000 per sq ft, and targeted for a Q2-Q3 2026 launch window. This would place it among the priciest new launches on the corridor, following the strong pricing benchmark set by nearby luxury projects. For context, DLF's track record on GCER is already proven — its Sector 63 project 'The Arbour' saw extraordinary pre-launch demand, with pre-formal launch sales worth more than Rs 8,000 crore in three days, and The Arbour, marking DLF's entry into the micro market at Golf Course Extension, was fully sold out within three days even before its launch.
For homebuyers watching this corridor, the takeaway is clear: DLF is doubling down on Golf Course Extension Road with a long-term land bank strategy that spans residential towers, senior living, and commercial retail formats. Buyers eyeing early access to this micro-market should track official DLF announcements and RERA filings closely, since the actual sales launch will likely command premium pricing given the scarcity of large contiguous land parcels left in this stretch of Gurugram.
