On May 14, 2026, DLF Home Developers Ltd Managing Director Aakash Ohri told analysts on an earnings call that the company expects to launch luxury housing projects across these three markets in FY27 with a combined revenue potential of around ₹20,000 crore. Of DLF's overall FY27 sales guidance of ₹20,000 crore, roughly ₹14,000-15,000 crore is expected to come specifically from fresh project launches, while the remainder will come from continued sales of the already-successful Dahlias project on Golf Course Road.
Industry trackers have since pieced together the specifics of this pipeline, confirming four Gurugram launches for FY27: DLF Arbour Senior Living in Sector 63A on Golf Course Extension Road, Hamilton Court 2 in DLF City on Golf Course Road, a large-format luxury project in Sector 61 GCER, and a commercial high street retail development in Sector 93. Each targets a distinct buyer segment, and together they represent DLF's most diversified single-year launch slate in the Gurugram market.
Hamilton Court 2 is the anchor of this pipeline. Located in DLF City on Golf Course Road, the project carries a projected GDV of ₹8,000-9,000 crore, making it DLF's largest single FY27 launch by value. It will offer 3 and 4 BHK luxury residences targeting the ₹10-20 crore buyer bracket — positioned below The Dahlias' ultra-luxury pricing but above DLF's mid-market offerings. Market commentary notes that no comparable DLF new-build has been available on Golf Course Road outside the invitation-only Dahlias for several years, making Hamilton Court 2 the corridor's first genuinely accessible new-launch luxury option in some time. Management has indicated a first-half FY27 launch window, meaning a rollout is expected before September 2026.
DLF Arbour Senior Living marks the developer's first formal entry into the senior living category on a premium Gurugram corridor. Within the DLF Arbour campus on Golf Course Extension Road, the project comprises a single dedicated tower of 172 units at approximately 4,200 sq ft each, priced at around ₹32,000 per sq ft. Care services are expected to be Antara-managed, with 24-hour nursing, on-campus doctors, and emergency ambulance support built into the offering. Industry observers point out that established players like Antara, Ashiana Housing, and Columbia Pacific have validated the senior living category in India, but DLF entering with its Golf Course Extension Road address and brand credibility gives this project a distinct competitive edge that pure-play senior living developers cannot easily replicate.
The Sector 61 project on Golf Course Extension Road is being described as DLF's second and more ambitious GCER launch of FY27 — a large-format ultra-luxury development spread across approximately 29 acres. It is expected to offer 4 and 5 BHK configurations ranging from 4,000 to 12,000 sq ft, including penthouses, at prices around ₹45,000 per sq ft. This pricing would set a new benchmark for the corridor, arriving alongside Oberoi Realty's Three Sixty North in Sector 58 — Oberoi's first NCR project, which has already priced its Phase 1 bare-shell units at ₹38,000-45,000 per sq ft after receiving HARERA registration in May 2026. The GCER corridor's weighted average price reportedly reached ₹37,899 per sq ft in 2025, underscoring how much new supply at this price point is reshaping the micro-market.
Rounding out the Gurugram lineup is a commercial high street retail development in Sector 93, described as similar in format to DLF's earlier Club Arcade project in Sector 91. This adds a retail investment option to the FY27 slate for buyers looking beyond residential real estate.
Beyond Gurugram, DLF is preparing its first residential project outside the NCR: roughly 60-65 ultra-luxury villas spread across 38 acres of hilltop land overlooking the Mandovi River in Reis Magos, North Goa, priced between ₹40-60 crore each. A pending public interest litigation (PIL) has delayed the formal launch, but DLF management has confirmed a FY27 target once the matter is resolved. In Panchkula, DLF is expected to launch new plots within its existing 100-acre-plus DLF Valley township at the foothills of the Shivalik range, a community that already houses more than 1,000 families and has an operational clubhouse, school, and dispensary.
For prospective buyers, the practical takeaway is timing. Hamilton Court 2 and Arbour Senior Living carry first-half FY27 guidance, meaning launch activity could begin as early as Q2-Q3 2026. Sector 61 GCER is similarly expected in this window. The Goa villas and further Panchkula rounds remain dependent on regulatory clearances and internal scheduling, so buyers interested in these should track official DLF announcements and HRERA filings closely before committing.
