Enquire NowSector 40 sits in the western part of Panipat, a historic industrial town known as the 'City of Weavers,' located along the Grand Trunk Road belt that links Delhi to Chandigarh. The sector has traditionally been a mix of HUDA-developed housing board flats and builder floors, and it is now attracting larger plotted developments from national developers, including DLF, drawn by the area's open land parcels and highway-facing location. The Haryana Housing Board had developed around 2,200 three-storey flats in Sector 40 and Sector 19 in Panipat, constructed at a cost of Rs 23 crore and allotted to BPL families in 2016. Since then, the sector has diversified with private residential floors and plotted colonies coming up around the older housing board pockets.
Pricing in the sector remains far more accessible than Panipat's city-wide average, making it attractive for first-time buyers and investors alike. Sector 40's average price is around ₹6.5 k per sq.ft compared to Panipat's overall average of ₹11.1 K per sq.ft. On the ground, resale builder floors in the ₹58 lakh to ₹85 lakh range and residential plots between roughly ₹1.1 crore and ₹2 crore are commonly listed in the sector, reflecting a fairly wide product mix from compact floors to larger plotted parcels.
What sets Sector 40 apart today is the scale of infrastructure work being planned around it. Foundation stones have been laid for the four-laning of the Panipat–Safidon and Safidon–Jind state highway corridors, and groundwork has commenced on the Delhi-Panipat-Karnal Namo Bharat RRTS corridor. These projects, once complete, are expected to meaningfully cut commute times to Delhi and neighbouring towns, adding to the sector's long-term investment appeal.
Developers have taken note of this momentum. Sector 40 is considered a good locality to invest in given its close proximity to the city, with a number of infrastructure developments arriving, and many other reputed developers keeping an eye on the locality. For homebuyers, this translates into a locality that still offers relatively affordable entry prices while being positioned to benefit from Panipat's next phase of urban growth.
Sector 40 benefits from its position along Panipat's key highway and rail corridors, with several upgrades underway that will further improve access to Delhi, Karnal, Chandigarh and beyond.
The sector is fairly self-sufficient for daily needs, with healthcare, retail and established residential colonies within a short drive.
